You can't miss the news it's on every news channel; talking about the continual rise in Foreclosures. Unfortunately, our neighbors right next to us may be one of those distressed homeowners here in Coral Springs Florida and the surrounding towns within Broward County. Florida is near the top of the list for the record number of Foreclosures.

Many of these homes can be bought before it is foreclosed on (which would benefit the homeowner) or you can buy a home once the bank owns it. I would love to see the ultimate outcome of all parties benefiting! Either way for the home buyer, this is a wonderful opportunity for you as you'll have a pretty good chance of picking up a home at a great price with possible equity; buying it on sale instead of having to pay full price.  Now that's the way that I like to shop! What should you do, as a home buyer, if this is what you want to do?

1. Make a list of your must haves in a home
2. Make sure you've been pre-approved to buy a home
3. Determine your ideal cities that you would love to live in; must it be kid-friendly, for example, as Coral Springs is?
4. Make sure you have money saved for the down payment.
5. Contact a REALTOR who can help you in your desired area and one that is familiar in pre-foreclosures and foreclosures.
