Priced to Sell!!...Aren't They All?

Real Estate Agent with RE/MAX Access 574299

Priced to Sell!!....Aren't They All?  And if they aren't, then there is a problem.

man with shopping cart
I chuckle a little whenever I have an e-flyer sent to my box that says "Priced to Sell!".  I always think to myself...what else are you going to put...priced not to sell?  I am not downing anyone's advertising techniques, and I may have even done that myself, although I don't remember it.  But let's think about that saying for just a moment.

"Priced to Sell"

If you are trying to sell your home in Cibolo, Schertz or Selma Texas, then at the risk of sounding like a broken must price your home competitively to sell in this or any other market.  I am not sure how else to say it.  Really, if done right, all advertising could say that you are "Priced to Sell" and then be the absolute truth.  Think of it like this....would you over pay for something that you know you can get a better deal right down the street?  This is exactly what you are facing with today's Guadalupe County Real Estate market.

When I come to your house for the second time, I am going to go over your Comparative Market Analysis with you that I have diligently prepared.  Now, I am not going to bore you to death with every detail, unless you want me to, but you will have the facts of a certain price range that your home is likely to sell at.  With that in mind, we are going to come up with a plan of action to get your home sold and we are going to Price your home to Sell because I am guessing that is your overall expectation or you wouldn't have called me to put your home on the market.  Now, that does not mean that we are going to price your home at the lowest possible price.  We are going to price your home at the highest possible price that will get your home sold and meet your goals.

If you are not going to price your home to sell...well...then I guess I am not the listing agent for you (and I know that's a lie because I am the listing agent for you!).  I don't want your home to just sit on the market and be jealous of all the other homes selling in the neighborhood and I am sure you don't either.  It's sad, really. me up so that I too, can tell the world that your home is "Priced to Sell!!"

This is a great article to get sellers to think about what price they need to be at to sell!

"Priced to sit on the market forever" really won't look good on paper! It's amazing how many sellers want a price that is not based on what the market is currently paying for their type home. I was negotiating with a seller that would not listen to their own agent all because he had done the work on his home.

Dear Brenda -

Enjoyed your article and your clip art as well!
How about a combination of inaccurate statements?  "Won't Last" and "Priced to Sell" combined with a comment in Agent Private Remarks for a "Valentine's lunch" when it is June or a "Back to School opportunity" when Thanksgiving has already passed by ...

Have a happy day -

Hi Karen-Thank you so much.  We probably tend to use a lot of phrases too much, LOL :)!

Hi Pippa-I am glad you thought it was a great article :)!

Hi Lynn-Thank you :)!  Lot's of inaccurate statements to choose from isn't there :)?

Hi IMSD-I am glad you thought it was fun...I try :)!

Hi Sean-Duh is just what I was thinking :)!

Thank you all for commenting!

Brenda, I agree with  Sean.  "Priced to sell" as opposed to "Priced not to sell"?

Pricing right - to sell quickly - is huge... When my sellers are willing to list under appraisal or put in extra incentives for buyers I try to really let those facts shine in my marketing as well. Great points!!

Brenda, You are on the money, with this one. There are many marketing terms that sound silly, Priced to Sell is one of them.

Hi Donna-The premise behind this marketing term can be silly :).  We should all be "priced to sell" because ultimately that is what we are trying to do :)!  Thanks for your comment!

Priced to Sell may not be the best wording to use...even if it is...some buyer might not think why put it out there. I crack up when agents put in public remarks...this property will go fast and its been on the market for a few months and they forgot to take that remark out.... How about "Move in Ready" "Great Location" or "Great Views" something that says something about the property inside to lure them inside...

Great post, we have agents in the Mars area (North Pittsburgh) that do the "Priced to Sell".  Its funny cause as you stated "They are all priced to sell".  Any time I get a seller questioning me on others ads with Priced to Sell I will use what you said.  Great post.

You get tired of reading that too!? The slogan has been so overused that it's not even catching anymore.
