Realtors and Stagers... This is Not the Time to Worry About Being Nice!

Karen Monsour of Coldwell Banker in Fort Lauderdale wrote a post that was Featured today about a very upsetting story of a Realtor missing in Pembroke Pines Florida.  It is Members Only so I cannot reblog it but I encourage you to go to her post and read it AND read the comments.

Be Careful! This is a sad reminder that we should be vigilante all of the time.   While Stagers are not out there in the way Realtors are... accompanying strangers to homes... holding open houses, etc.,  we still are going to  the homes of people about whom we often know very little.

So please take some time today to review what safety precautions you take when you are going out there to meet your clients.  Also please pass this information along to Realtors you know.

What are some Safety Tips?

1. Know your client- While some of our clients may be referred by our Realtors, many still find us on their own via our Internet presence.   What questions are you asking them BEFORE you head out to their house?  Have you Googled them?  If they say their home is listed... go to their MLS listing and contact their Realtor.

2. Let people know where you are!  Leave the address of your appointment and your client's phone number for your assistant, husband, good friend... whomever.

3. You can have someone call you while you're there.

4. Have your cell phone on you.  Not in your purse across the room.

5. Do what the Realtors do...let your client enter a room first and that's especially true if you're up north and there are basements.

6. Give yourself a way out...don't park in the driveway where it can be blocked.

7.  Use your cell phone to snap a photo ....you can send it to someone when you arrive at the house.  You can even "accidentally" take a photo of your client and send it.

8.  Bring an "assistant" to take photos or measurements.

9. Vacant Home Stagings-same rules apply but don't forget to keep the doors locked while you are inside Staging.

10. Use your intuition...it's more reliable than you think.  If something doesn't feel right... Get OUT.

*For your Realtors-I always suggest to my clients that they stash their block of knives that are usually on the kitchen counter top.

This is not intended to scare anyone..... Just use your head and be careful.

Thank you Kathy, excellent post and something that we need to think about all the time-sadly, it is a very unsafe world out there and going into an unknown home with an unknown person is always risky.  I actually bring pepper spray.

Kathy, those are some very good safety tips. We can easily get lulled into a false sense of security and compromise our safety.

Hi Kathy - Really good tips for helping to keep ourselves safe. I hit Suggest.

While it IS the best advice to be safe while showing property, etc. the article seems to suggest that the woman was last seen at 2:30 a.m. (that's in the wee hours of the morning), when she came home from a party.  Her disappearance had nothing to do with her doing her job as a real estate agent, apparently.  She was a woman who is missing, last seen at 2:30 a.m. who happens to be a real estate agent.

Brenda- go to Karen's post and read the comments.. there's a lot of helpful information there.  Thanks for the suggest.

Jana- listen to your husband!! I have my phone on me at all times and I give the address of where I'm going to him or someone close.

Patricia- thanks for the suggest.  We need to remember that just because it's daylight out doesn't mean something bad can't happen.

Kathy- you are so right.  I'd bet many Stagers have run into the same situation.  We mustn't let our guards down.  I was in a condo for a client waiting for men to come and pick up some of their furniture and for more to be delivered.  I kept the front door open and tried to keep myself just outside the doorway in the hall.

Mimi- it's a shame that we feel the need to resort to this but I'd rather feel like I have something to protect me.

Rob- as long as whatever you carry, you know how to use it and are prepared to.

Donna- I don't think we can say it enough.  Be Safe!

Sharon- what you do is more important than the photo.  Do what you need to do so we won't have to use the photo.

Ginger- It's so easy to let our guard down... and we've all done it.  I'm sure had I not listened to my instincts and been aware I would have been .. who knows what.. many many years ago.  I will always remember that.

Janice-  Just be careful.  Don't assume that because we're "so nice" that others are too.

Julia- Good going!  It's so easy to Google people now.. let's get in the habit of doing that. And yes, when I tell my clients to put away the knives they first give me a strange look.  When I explain.. I can see in their face that they get it!

Joanna- I have to tell you a short story. In college my friend carried pepper spray with her.  After a few months of this I asked her if she had to change the cartridge or if it expired.... she got it out and looked at it and then realized she'd been walking around with an empty pepper spray.

Malcolm - it is definitely so easy to do.  I guess every so often we need to read these reminders.

Brava! I know that we become so used to our habits that we sometimes take unnecessary risks.  But, wow, things can turn ugly in a heartbeat.

Isn't it true, we all forget, are pressed for time...and take unecessary risks...because, OF COURSE it's won't happen to us.  Thanks Kathy!

This topic is always a welcomed reminder to everyone in our industry to be careful and aware. I have been involved in a scary situation before and remind other agents to be alert.

Im also dating another agent that I am very protective of when she is out meeting consumers for the first time. I made her stop using her photos on her yard signs because they were constantly stolen and she got too many calls with men complimenting her looks and not about real estate.

Judy- thank you for suggesting.  I think we all have to try to remind each other to be safe.

Carla- this is true although there is some speculation that she may have had a stalker.  I don't know.. what I do know is that like other sad stories we read about it is imperative that none of us get complacent. The fact that she happens to be a Real Estate agent touches all of us because it hits home.

Sharon- absolutely.  All of us need reminding.

Wanda- I agree... I like that more and more Realtors are working with partners.

Suzanne- we just can't be too safe, can we. And I do think it's too easy for all of us to think "It can't happen to me"

Marie- I guess it's not just children who think like that!

Mike- there are always sickies out there.  Good for you for being so concerned about her. Makes sure she reads some of the comments.

Kathy-There is nothing more important than personal safety on the job. Thinking about personal safety is right up there with marketing strategy. We just have to remember, we have to be around to execute the strategy.

Kathy, it is sad to see the public preying on innocent Realtors (or stagers) just trying to make a living.    We have to hope for the safet6y of this woman!

Kathy -- all your tips are good ones.  I Google every client who contacts me if a visit is planned to see a property.  I don't think people know how much information you can find about them online.  There is no such thing as being too careful!

Kathy, These are great tips. All New Agents should read this. I always worry about the knives sitting on the counter when I visit people ( not just homes for sale) . A kid may get his hands on them and hurt himself.

Gita- Maybe I watch too many crime shows but I don't like the idea of Realtors going into houses and there being a block of knives in plain sight.

As the nation and the world continue to overpopulate, it’s only going to get worse as people have to live in closer proximity to other people, many of whom they don’t know and never get to know because everyone is too busy texting, facebooking, and twittering.

Wayne- sorry I missed your comment.. I bet your were writing it at the same time I was writing mine!  Personal safety is something we have to make a habit of doing.

Joan- unfortunately she was found and while it was someone she knew who allegedly killer her, it is still very sad.

Eric- yes, we think we know someone because we text or FB them, and we might, but nothing replaces face to face conversations.
