So even if you are on the market you may not be in the market. We preach over and over ad naseaum about the importance of listing at the correct price but today

lets talk about the next spoke in the wheel, condition. 

If you are listing your house and it is not in show room condition the people that are coming to see it are not probably noticing the great bones of your home they are probably noticing your gritty floors under their feet.  If they are walking through your kitchen they are probably noticing the smear of greasy fingertips on your stainless and your dirty dishes in the sink.  While they are checking out your basement they are holding their breath because you haven’t cleaned Fluffy’s litter box. While you see all the boxes in your basement as your treasured belongings they just see a smaller basement and wonder if there is something to hide behind that wall of stuff.  And while you think it is just something that can be cleaned up so no big deal to buyers it speaks of neglect of not just cleanliness but to the entire property.  And while you think that this shouldn’t be a big deal most people can’t look past it and just walk on to the next listing!

So if you want your house to sell you need to step up to the plate. Vacuum that floor, wash those dishes, and clean up Fido’s landmines in the yard.  If you have so much stuff that you have a walking path  load up some stuff for Goodwill or store it at a storage unit. Anything out of place is a beacon of neglect in the buyer’s eyes. Don’t get me wrong I know how hard this can be! I have two children, one husband, two cats and one dog….oh boy, do I know how difficult it can be! But it will be worth it when your home sells quickly and for a good price!

That picture really tell a complete story. It's so important for sellers to keep their homes clean and in their best condition as possible or else buyers will not be able to picture themelves living there.

I have a short sale listing right now that resembles the first picture (although I do go around with gloves on and get rid of the garbage.  The seller's son lived in the house and I could not get him to clean it out.  So I put the photos up in its present condition.  Got a call from the father asking if it was still in that condition, as he saw it on the internet.  That's what it took to get something done.

Victor- Exactly right! What really grosses me out is when I am requested to take off my shoes and the floors are gritty! Yucko! 

Jeanne- My kids rooms get like that sometimes.When I don't yell enough! I suppose that is what this father had to do as well. You know I was kind of hoping after 18 years I could stop yelling! Well at least you finally got some satisfaction on the filth front!

Was that a short sale?  That may have made a difference.  But what a horrid place!  I'm sure I wouldn't want to make an offer on it, no matter what the price!

Mimi- Haha! No this is a picture off of Morgue File! I have had homes that I have walked into that look just like this or worse though! I figured I would use a borrowed pictures lest someone recognize their own pit. It is a small world after all!

Rosalie,  Good advice, good post!  I dislike showing dirty homes and homes that show badly.  Buyers are usually turned off to them as soon as they walk in.  If you want to sell, clean the place up.
