Nothing is  happening, and you're thinking price reduction. But at the average of 1 to 5 percent, that means losing $3000 to $15,000 on a $300,000 property. 

Maybe it's time to consider, or reconsider, staging.

A two-hour staging consultation - including detailed analysis with prioritized recommendations - usually runs between $150 to $300, and spending a few thousand for landscaping and paint (compared to a $15,000 price hit) might make staging an alternative worth looking into.

It would make sense to stage and sell then not to stage and reduce.

I am still amazed at the number of sellers that will consider a price reduction before staging. If a seller is motivated and willing to follow through on a stager's recommendations, they can achieve dramatic changes without a lot of cost. Richard is right. It is a much better marketing strategy to stage the house prior to listing. Otherwise, you will not get the buyers back that you lost early on without staging.

I haven't had a house professionally staged, but with my last sale definitely noticed the difference rearranging can make.

Yes, you've got it!!!  Now for the rest of the real estate community?  It seems we still have the majority of homes on tour unstaged vs staged.  And the reaction of the Realtors is always "wow, who can I find to show this home to" for the staged ones.  Are we lazy, slow or ???   When we know it benefits our clients, how can we cut corners?  A mystery to me in a service related industry.
