and I am not just talking about the weather. Business is smoking hot too.

It is amazing to me just how fast things are moving for my clients right now. In fact, when not dealing with the bank that is an albatross (you all know to which one I refer), foreclosure and short sale responses are coming at a much quicker pace than they were earlier in the year. Perhaps this means that banks and REO companies are finding their legs in working through these transactions, or perhaps we are all trying to avoid the albatross. Either way, things are moving faster. That said, the bar was really set low as to achieving a faster response.

We put in a contract on a foreclosure property up by Lake Lanier yesterday morning. Just over an hour ago, we had a contract, pending due diligence of course, but a contract nonetheless. You did not read this wrong. The timeline was 24 hours! Congratulations are in order for Stephanie & Robert.

I am not naive enough to think that this is anything more than the exception that makes the rule, but it is quite refreshing to work a deal with all parties having a sense of urgency and acting upon it.
