What's That You Say?  What's a Motivated Seller?

My post titled Home Buyers Imagine For a Minute That You Were a Home Seller was featured and received a lot of comments regarding buyers.  Please note that I was not bashing buyers, but rather I was posing to them considerations that may not have occurred to them.

Today, I'm flipping the script a bit with this post and focusing on the sellers role in the decision making process of putting their homes on the market and expectations during the listing process all for the benefit of a pleasant experience.  Nothing here or elsewhere is intended to berate anyone, neither buyer or seller.

So What's That You Say?  What's a Motivated Seller?

Well I am so glad that you asked.  Simply put, a motivated seller is a home owner who is ready, willing and able to sell their home. What the heck do I mean by that might be your next question, so let's break it down:

Ready

  • You've decided that you want or NEED to sell your home and the sooner you sell it, the better
  • You've contacted a real estate agent or plan to contact a couple of agents to seek their help,  professional advice and services
  • If a foreclosure is looming or you are considering a short sale, you've made every effort to communicate your needs and position to your mortgage company

Willing

  • You are willing to do what it takes to make the sale happen
  • You are willing to face the realities of the market and price your home accordingly based on factual data presented to you by a qualified real estate agent
  • You are willing to follow the advice of your trusted agent
  • You are willing to make the home available upon reasonably short notice (where possible)
  • You've done or are willing to do what it takes to "get your home in order."  In other words, you made any necessary repairs, you've decluttered
  • You are wiling to particpate in the process
  • You are willing to provide all necessary documentation requested by your agent so that there are no surprises down the road that could kill an otherwise successful deal.

Able

  • We're trusting that you are consulting with us because your name is on the deed.  Not that I we don't trust you, but be able to prove that upon our request to see the deed.
  • If the home needs repairs to prepare before listing, then you must be able to make those needed repairs
  • You're able to afford the cost of selling the home even if the cost exceeds the proceeds from the sale? Cost may include but not be limited to real estate commissions, buyer closing cost, title policy, attorney fees, etc).
  • If repair needs are revealed during the home inspection, are you able to address them or renegotiate the offer?
