FSBO Madison's effectiveness in marketing FSBO homes has been highlighted in the New York Times in a June 8, 2007 article. A recent study concluded that homes marketed on FSBO Madison fetch a slightly higher price than homes sold through the local MLS, knocking down one of the real estate industry's long time claims.

FsboMadison was launched in February of 1998. That year 333 homes were advertised on the website. Steady growth ensued: 777 homes listed in 1999, 1100 in 2000... and on up, to over 2000 in each of the past 2 years. The average sales rate is approximately 72%. The FsboMadison.com website gets more traffic/week than the South Central Wisconsin MLS's primary public website and our "user-friendliness" has earned many positive reviews.

FSBO (for sale by owner) is not for everyone, but it is for most of us, as evidenced by the huge numbers in the Madison area who have done it successfully. It is generally much more straight-forward than you would imagine, usually requiring no more than a real estate attorney and a title company. Talk to your neighbors, relatives, and co-workers. Chances are you know someone who has used FsboMadison with great success. Welcome!

 

How does the rest of the real estate community feel about this claim? I also want to know, if this is the case, why are over 80% of all real estate transactions in the area still using a Realtor? If this is was so true, those of us who market to FSBOs would never have any luck! Yet, we still convert FSBOs to using Realtors at least 8 out of 10 times! They also fail to mention that FSBOs take 2 to 3 times longer to sell. If you're paying two mortgages, does that still save you money?

Grr....thoughts??

While I think that wi fsbo sites such as Madison fsbo, are fine I still think there is a great bit of knowledge that is needed in order to properly sell and market a home, I'm not saying you need to be a real estate agent to have this knowledge, but often times it helps. I also think the days of the paid fsbo site are numbered, or at least will be limited by free fsbo sites like craigslist, realestaterodger.com (for wi fsbo), and the many others around the country. Some home sellers will try their hand at fsbo, and if it works great, but I think real estate agents don't have anything to worry about... In fact most of the real estate agents I know love the free fsbo sites, they advertise on them, and receive quite a bit of business. Nice blog!

Just this week I got this article thrown in my face when I said that FSBO's could not sell as well as a professional.  So even though that study was faulty, and taken 2 years ago when FSBOs were selling better, she believed just because the article was there it must be true.

All be-it she was sitting without offers since July on a low end home. 

I do find it annoying that this article is on their webpage like gospel, exactly where people are most gullible.    I actually think it is the height of irresponsibility, to suggest that FSBO is easy.

The success of regional FSBO services is not hard to understand. We know the local market and resources. Consumers can walk into our office, purchase signs, flyer boxes, books, etc.  We edit their photos, help them word descriptions, teach them how to work effectively with agents and go over marketing strategies. We refer them to good local attorneys, appraisers, home inspectors, stagers and others who will provide support when they need it.

I do not think that the future of FSBO is in FREE listing websites.  In fact, I feel that consumers are beginning to understand that free comes with a price.  Craigslist is saturated with agent ads now and for many is losing its effectiveness as a grass roots marketplace.  Scams run rampant on freebie sites.  Many free listing sites are nothing more than lead generators for mortgage companies and real estate agents.  As we educate consumers about how to validate sites before they list, they become less inclined to fall for the claims.  Buyers are generally much more savvy and lean quickly which sites are loaded with outdated junk and which ones produce real results. 

In the same way that a real estate agent's value is perceived by the level of service they provide, I think that good FSBO services are valued similarly.  There is a world of difference in posting an ad online somewher in cyberspace and providing consumers with comprehensive marketing based upon knowledge of local media, the real estate market and commitment to the community.
