Living Charlottesville: Old Trail Village, creating a new sort of lifestyle in Crozet, Virginia

Living Charlottesville, Old Trail Village homes for saleOld Trail Village is a significant new home development within the Crozet area of Albemarle County, Virginia.   The developers have striven to create a New Urbanist community, and to some degree, they have succeeded.  On a recent visit, I discovered the walk-ability of the community first-hand by wandering from the commercial area to the golf course and back and up around the “future site of Western Park” to a neighborhood called West End Square.  I took photos and shot a couple of video clips, had lunch at da Luca’s, stopped in for a latte at the coffee shop, and poked my head in the ACAC Fitness Center.  A day or two later, I brought clients out, and we met with the representative for Southern old trail community in crozet vaDevelopment, and we considered the lots with mountain views at Creekside.  For these particular empty-nest clients, Crozet is further from Charlottesville cultural and educational amenities than they wish to retire, but I can understand the appeal of the Old Trail community for homebuyers of all ages. 

The development team for Old Train Village uses the following language to describe their community:

  • Sweeping mountain views
  • Classic architecture
  • Superb recreational opportunities

These descriptive terms are all appropriate ...

old trail village crozetEntering Old Trail Village from US Route 250 (Rockfisk Gap Turnpike) takes your breath away, as the Blue Ridge Mountains form the backdrop.  Let me say right here…  the whole experience of Old Trail Village is a little overwhelming.  First, you’re confronted with these majestic mountains, and then, you’re faced with a (somewhat confusing) array of neighborhoods, recreational amenities, and commercial development.  When I said above that I stopped and walked, I did it for a very specific reason… I needed to somehow get a handle on what was actually going on; I needed to try to pull the pieces together.  So, that said…

old trail village crozetClassic architecture, yes… Though I’m not sure how to define any one period, you will find generally-traditional American architecture styles incorporated into the Old Trail neighborhoods.  It’s a little bit Colonial and a little bit Federal and a little bit Arts & Crafts.  The interior spaces are all transitional, with open living plans that you would not find in strictly-traditional Colonial homes.  There are several builders invested in Old Trail Village at this time, but it is also possible for a homebuyer to select a home site and bring in their own builder.  (There is an architecture review process.)

old trail golf club,charlottesville vaAs for recreational amenities, honestly, it’s all there and more.  There’s a beautiful pool complex and a fine golf club.  Both of these amenities are available to Old Trail Village residents if they wish to join them, but it’s not an automatic membership requirement.  This keeps Homeowner Association fees down and allows those that wish to participate to pay for their recreation.  But, the pool and golf clubs are just two options…  There are 6 miles of walking trails throughout the community, and there are ponds in which to fish.  For every day gym activity, Charlottesville’s ACAC Fitness Center has opened a satellite facility.

pool at old trail village, charlottesville corzet vaThere is also a regulation 3.2 mile cross country course within the community’s green areas which is open to the public for use at all times except during competition events of the Western Albemarle Cross Country teams.  In addition, Residents of Old Trail are welcome to play on the Western Albemarle High School tennis courts for free.

Off-site, but within close proximity to the Old Trail Village community, there is hiking along the Blue Ridge Parkway, skiing at Wintergreen Resort, and easy access to many vineyards, orchards, and other local sites.

Pedestrian access to the village of Crozet will soon be available to residents of Old Trail Village also.  Crozet is a historic town which is struggling a little under the weight of all of the recent residential development in its midst.  However, it seems to finally be coming together, now enjoying a couple of good grocery stores, along with bookstores, restaurants, and coffee houses.  New small-scale retail and office development is underway in Crozet, and when budgets allow it, there will be a brand spanking new public library.

Old Trail is located in the Crozet area of Albemarle County, 12 miles west of the University of Virginia and the UVa Hospital and Medical Center in Charlottesville and 15 miles east of the Augusta Medical Center in Fishersville, Virginia (Waynesboro-Staunton).   Click here for directions to Old Trail Village from Charlottesville.
