TEAM REALTY FORCE

(The names have been changed to protect the innocent).

Dear Sandra Dee:

I need to let you know that I am extremely disappointed in the potential decision of shutting down XYZ Homes in the Dreamville subdivision. I send out reporst to all of our clients, both investors and first time buyers alike keeping them updated on new homes and the market data.

As you know, Top 5 Real Estate and the unit I lead named Team Realty Force are on the front lines of bringing buyers to the table. We constantly do open houses (grass roots), have a growing internet presence, and are front page on the TriValleyCentral Real Estate book. In Dreamville alone, we have sold 12 out of the 55 sales that have occurred there since October 2010. That's about 22% of the sales in the Dreamville area in the last 10 months. I say all this because I am attempting to prove some credibility with my forthcoming insight.

For the first time in years, I and my team are bringing buyers to the new builds. I have legions of clients who are now looking and contemplating the ABC Home build in Maricopa. Their sales are up. And now just recently, as you noticed, I brought two different set of clients to your new build in Villago just last Saturday. Why? Because finally the inventory has dropped off in the foreclosure arena, especially when there is not a huge quantity of homes to begin with in cities likeQueen Creek, Casa Grande and Maricopa. I think this next run in the winter, XYZ Homes and ABC Homes are going to make a killing as the snowbirds and Canadians, who will not find what they're looking for (clean and ready) and are sick of the multiple offering battles, and they will gladly sit down in the air conditioned confines of new build model home and talk to a great sales representative like yourself with a the best personality and talk about the wonderfully new upgraded energy factors that Beezer has, and gladly sign on a nice 3 month build while sitting in their RV's or rented homes during the winter.

No! I think it is absolutely a bad business move to not let your team have another winter run. You need another shot! There is no question in my mind.

Fact: There are only 8 homes listed for sale on the MLS for Dreamville
Fact: There are only 245 homes listed for sale on the MLS for all of the homes in the entire city Dreamville is located which includes mobiles, shacks, tents, mansions, and regulars.

Please! I know we can get the new builds up and running. It is time and I will market the heck out of your new builds if you let me. Could you not afford to have another run? I can not see why there couldn't be. There is now no competition in Dreamvilles's city! There are no other builders there left and your new build will have a great run in Dreamville.

Please before making the decision read this report I sent out to all my clients and potential clients. Send it to whomever you need to and if anyone who has any kind of say in this wants to talk to me, my number is below
