In this era of gloom and doom news, this is very positive STUFF!  Our sister to the north, Phoenix, is experiencing marked improvement for sellers in the Arizona Real Estate Market.  The points Juli makes in her blog apply for home-sellers and home-buyers in Tucson as well.  If you price your home correctly, and maintain it in show-ready condition - you can expect positive results much faster than just a few months prior.  

Buyers in Tucson must be prepared with "highest and best" offers, multiple offers on the property they have interest in, and pre-financing steps in place.  If you are a Tucson buyer, as Juli states, "Be READY to buy".  If you are a Tucson home-seller, correct pricing, SHOW READY homes attract buyers.

In all scenarios, work with a knowledgable Realtor® for your local market.

Values are rising, inventory is lower, foreclosures are down almost 50%, short sale times have decreased - all GREAT NEWS!!!!

What does this mean to you as an Arizona home buyer?

  1. We are seeing multiple offers being presented on many listings - helping to drive up the prices.  Be prepared to offer your "BEST PRICE" offer.  Ask your Arizona Realtor® for a full CMA - comparative market analysis.  Then, by reviewing the numbers, you'll know you're making a "fair offer." 
  2. Be sure you're READY to buy.  If you are financing your purchase, be sure you have been fully qualified by a loan officer and have turned in all of the necessary paperwork.  Your loan officer will give you an LSR showing you are qualified subject to appraisal and clear title.  If you're paying cash, have your bank statements ready or a letter from your personal banker or financial administrator. 
  3. Be QUICK.  With less than a 3 month supply of active listings on the market here in Maricopa, many homes are selling the first day they come on the market.  Be sure your agent has set you up on the MLS search engines to tell you of ANY new listings or price changes and be PREPARED to go see the property the first day on the market. 

 

What does this mean to you as an Arizona home seller?

  1. Have your home SHOW READY every day.  This means making the beds every morning, making sure the towels are hung neatly after showering, and sinks and countertops are clear of clutter.
  2. Be prepared to receive an offer the FIRST DAY your home hits the market.  If your Realtor® provided you with a good CMA - comparative market analysis - you know the value of your home - you've done your homework.  With so little inventory of active listings, the good ones which are priced correctly are selling very quickly.
  3. There are still homebuyers out there who think they can buy a home for PENNIES ON THE DOLLAR.  Do NOT be offended by any stupid, low ball offers.  It simply means they have not been educated in what our Arizona real estate market is actually doing.  But YOU DO - you've become a knowledgable seller with the aid of your Realtor®.

Cara, can you imagine what our winter selling season is going to be like if the market keeps improving like this?  Our "snowbirds" are going to be surprised, I think.
