who are looking for a lease online that there is a lot of fraud out there.

Today a REALTOR called to ask me about a home his client was interested it that I had listed for lease last month. Tracing the links lead him to someone in the UK who had it posted for lease. He looked on MLS and found me whom he thought could notify the current tenants and/or owners that something was wrong and he also emailed the Web site on which it was posted to let them know. Thank you Don.

Actually, the tenants had complained to me that they were having a problem with people ringing their doorbell and asking about leasing the house. A Google search showed an number of ads that were illegitamite.

If you are posting leases on line, Google the address periodically so you can monitor the fraudulent ads and get them removed.

When shopping for a home to lease, be careful and make sure the party you are contacting is the party who has the authority to lease the house. My guess is the scam involves the leesee providing a deposit. Which reminds me of a story from about 12 years ago when my daughter was in college in Denton and trying to lease an apartment. She and her roommate turned over a cash deposit to a man who met them at the property and showed it to them. The proper leasing office had no idea who he was. Lesson learned. A ligitimate party will have a lease application, be in a leasing office, have a business card or be the rightful owner and you can look online at tax records to confirm that.

Hi Robin,

This is very good infor for anyone who works in leases. We do, and unfortunately we've had a number of issues here too. Btw, I normally Google addresses and names of owners prior to a listing appt.

Hi Robin,  Good post!  We had someone in south Florida who was leasing homes that didn't own them.  He was subsequently arrested.  You can never be too careful.

Thank you for blogging this.  Because of the foreclosures and vacant houses, some unscrupulous people have leased properties when they did not have the authority.  People move in and think everything is just wonderful.  The leasee pays the rent on time.  Eventually they find out the truth!  It's horrible.  They will never recover their deposit.  Now they have to search for other living arrangements.  It's such a big inconvenience when someone is a victim of fraud. 

@Robin:  That's a great idea about using googling the address.  I never thought about that.  Great move.

Hi Robin, I heard about this scam for the first time about a couple years ago. A client of mine asked me about a listing he had found on Craigslist (!).. I researched & looked and couldn't find it listed in the MLS. The last time the house had been actively listed for rent was more than 2 years earlier! I called the last listing agent in the hopes he was still in touch with the owners ... He was and he alerted them. All 3 of us then filed a complaint with the FBI cyber crime unit...

Sadly, it appears to be a very common scam: they sit overseas somewhere, watch for rental listings to go off the market and then "list" them on Craigslist or Backpage or similar sites even using our pictures! They'll typically reply to any inquiry that "they are temporarily out-of-the-country but will mail the keys in exchange for a check!"

I'm not sure what's scarier, the fact that these people are out there watching our listings or the fact that they'll use the information years later! The e-mail my client had received was creepy, they knew SO much about that house...
