Cindy Westfall brings up a very good point. Selling your home is an emotional experience and sometimes sellers will have second thoughts.  It is always good to discuss before hand so sellers are prepared for everything.  Thank you for a great post.

Seller's Remorse..It Happens

So you take a listing, you do all the initial things in your 30 Day marketing plan that you said you would..ya know like:

Seller's Remorse..It Happens* Going over a detailed Market Analysis with the Seller to price the home where it needs to be.

* Taking pictures, and uploading the home info, pictures to the MLS, Website,creating a Youtube video, Uploading pics and info on other sites such as Trulia etc., and blogging the listing to name a few.

* Getting the sign up, creating a personal QR code, getting flyers into the flyer box and holding a Brokers Open.

Imagine then that within that first week your seller gets a couple of offers and accepts one. You'd think they would be thrilled to not have to have buyers traipsing through the home for a while, keeping the home show ready at all times, and worrying about pets right?

Most of us know about the buyers remorse..the angst that is all too common after they make an offer and wake in the middle of the night wondering if they made the right choice...will another house come on the market that's "their" home or did they offer too much..not enough??

Seller's Remorse..it happens as well...we just don't really talk about it as much as most Sellers are thrilled to get offers in this market. BUT...here's the thing, maybe in their minds they thought they would have MORE TIME before an offer came in. After all the media tells them everyday how most homes take a long time to sell right? So now the panic mode sets in and they're thinking "OMG I need to get the home packed up in a month!" They're thinking ..."did we agree to sell their home too low and "Where the heck are we going to live???" Oh..that Seller's remorse can hit them too!

If you're a Seller and this happens to you, remember why you decided to sell your home. If it's a necessity, than odds are you know the gig and unless it's a childhood home with lots of memories, your remorse might not be so bad. If you didn't really HAVE to move and are now re-thinking your decision to sell, know that when you sign a contract with a buyer, it is a legal and binding contract..so you need to really know your motivations BEFORE LISTING. The sales agreement has lots of areas where a buyer can back out, but it is a bit harder for a seller once a contract with a buyer is signed.

You just never know..an offer or two just might come in a LOT sooner than you thought..so be prepared and know that Seller's remorse happens and is quite normal. Communicating with your real estate agent is key to working through this.

Sellers Remorse isn't something we really hear much about. It has happened to me when I sell one of my cars and watch it drive off.

As buyers brokers we do not deal with it, but, hey, if there is buyers' remorse, why not Sellers' remorse?

It happened to me.  We lived on a busy street in our town and had twins and a third child.  We knew we would never stay out the long term.  So, the day out next door neighbors were in contract on their house (they also have twins of identical age as ours), and we knew they were moving, we put our house on the market.

 

The problem was, my wife and I went loopy fixing every single thing that ever bothered us or we thought was a shortcoming in our house.  So, when it was finally placed for sale, and we got bids, we were sad.

 

The best cure for seller's remorse, thought, is to help find these sellers something that sets them on fire.  We found a very similar house, on a larger lot, on a much quieter street, and have always known we made the right decision.
