By now everyone should realize the trick to getting a home loan is to know there are NO tricks for getting a home loan!  Welcome to Part 4 of the Tips for Buying Real Estate in the NC Mountains (or anywhere).

 

If you've read Parts OneTwo and Three - we have come to the part in the home buying process where we find out WHAT price range you are qualified for and comfortable in.  Equally important is to know IF now is the best time for you to purchase a home.  You want to take care of this step BEFORE we look at houses.  Time and hope is far too precious to waste without this critical bit of information.

Call one or more and find out who you like talking to the best. Simply tell them you would like help figuring out what price you would qualify for in a mortgage. These lenders will help you determine what a good house payment would be for you and are excellent at making you feel comfortable about the details of your home loan.

It should always be exciting to look for a new house. You’ll take most of the stress out of the whole process when talk to the lender first. The rest of the stress relief is up to us!

 

I will email you several houses of the style you've indicated you are interested in and will check back with you in a couple of days to see what kind of success you had with the lenders.

Mona - that was some great information.  I must admit I missed One, Two and Three so I have some catching up to do!   Having a great relationship with a good mortgage person is so wonderful.  We have an excellent lady that we work with here and she has pulled some tricks out of her hat with clients more than once.

We will be closing soon with a client who had a bruise on their credit.  It wasn't their fault (no, really, it wasn't) and they had even hired an attorney to try to get it straightened out.  We met with her and within 2 weeks she had the problem resolved and the credit scores adjusted.

Hi Mona, my friend - I'm definitely going back and catching up on parts 1-3!  You can never stress too much about the importance of getting those financials in order!  Heartbreak can be just around the corner, if a buyer sets their sights on a home and then the financing falls apart!

Hi Karen, good to see you posting after your camping sabbatical. Yes, the heartbreak isbad and so is the time wasted for both the agent and the client.

I think you are right, Russel. It does seem that while we aren't to undocumented loans yet, there do seem to be some creative thinkers in the loan industry.
