32 Comments on ... Mr Listing Agent, you may want to communicate with your seller ... because your seller is calling ME !
I get this too...and they normally want feedback from me. What is the reason their home isn't selling.
Sheldon ... pretty interesting story. Sad to say that its not that uncommon! I'm helping some folks right now that were listed with another agent and I sold their home. They have questions and their agent won't call them back.
IN addition to the phone call, There are several ways to send automatic emails that show market activity, so no seller should have to go without communications from their agent no matter how few showings they have had!
Sheldon, in this day and age, it's hard to believe agents ignor their sellers. Good grief!
Lizette ! Im surprised how many 'list and leaves' are still surviving !
Anna Banana ! Thank you kindly :o)
Nate ! Im doing well my man ! ... check out this post to see how my Saturday went ! lol But in general I am doing great, and having a crazy but extremely productive year! I hope you are doing the same my man. Cheers !
Shirley ! I held my tongue, but thats what I was thinking :o)
Karen ! He asked for feedback! I felt bad for him, but I said he should talk to his agent, as the last thing I wanted to do was have my words misquoted to the listing agent.
Lisa ! Its all too common unfortunately - which is astounding to me, that still so many agents think they can sit back and hope for the best.
Christi ! Thats a great idea - I send all my sellers area updates so they can keep up with ALL activity, not just theirs ! No communication is just inefficient, or just lazy !
Pat ! Isnt it crazy !!! Dispicable !!!!
I see a new listing in your future Sheldon.
Tammy ! ... ;o)
Sheldon...
It really hurts the reputation of the entire profession when stuff like that happens, but we see more and more of it all the time.
Richard ! Sad huh !?!
Don't you just wonder how these agents get these listings in the first place. I really makes me nuts. Grrrrr.
Jane ! I think many of them just 'yes' their sellers and tell them what they want to hear, bthen dont do much else after that !! Grrr indeed !!!!! :o)
I just went back and read the barbie post. Loved it. Definitely worth the read. Good to be staying busy. Have a good night.
You're a good man Mr Tutas ! Thanks for your loyalty to my little blog playground ! Have a good night ! Cheers !
I currently have a listing with a client I did not want; who begged to list with me, and now calls at the very least once a day to see if his over priced property has received any inquiries.
We have had many sit downs with him about the price of the property. BUT I still take his messages and talk to him and reiterate all the points of our previous heart to heart discussions about his over priced property.
Makes him happy.
Hi Sussie ! Thats a tough position you are in. I would have fought really hard to not take the listing at the overpriced number they want, and after all this time would keep trying to explain to him what I was trying to say before we listed - that the price was too high. But yes, at least you are COMMUNICATING with him. Good for you, and good luck to you on this one Sussie !!! Cheers :o)
I listed one today that I had shown about a dozen times during it's "term" previously. It's reduced by $30,000. I think it will sell now. I was told when I gave my listing presentation that they were NEVER given a CMA before. I have to admit I'm kinda shocked because I would have thought the team that had it listed would do that. But I'm with you... I did not even have a conversation with the owner until the listing showed expired. No sign crossing for me.
Nice Tam ! And I have a feeling it will now be represented properly and will sell ! ;o)
Hi, Sheldon, I just wonder if sometimes sellers also don't listen to the agent, not only in terms of price, but improving the visual marketing of the home through better presentation. I see that at times when the agent hires me to do a consult -- the seller will "yes" me while I'm there giving all my recommendations, and later decides to do nothing because it's too much work or, in some cases, too much money (although the ROI is almost always there). So maybe the agent(s) get frustrated and stop making or returning calls, wrong as that is?
Maybe Amy ! Whatever thwe reasons, people have to understand that communication is critical ! Whatever the situation right :o)! !!
