Foreclosures are such a great way to get built in equity.  Remember the 203K loan too for rehabs; not just for owner occupied.  Must be principal owner or a non-profit; no general investors.

Fred, I put lists together mostly just for single detached family homes, but there are condos/townhomes released weekly too, so if a buyer would want them, they could call to get this information!

David - they can be a great source of instant equity, especially if you are handy and can do repairs yourself!
