I really enjoy reading blog posts written by home inspectors.  This home inspector is one of our own in Framingham Ma.  This is a very scary situation that home owners should be aware of.

Via Jim Mushinsky (Centsable Inspection):

While looking at a house recently, the buyer says he has been to look at the house several times, and as recent as two days prior to my visit.  In the interest of time, he tells me there is no need to mention the obvious items.

I confirmed his awareness of water penetration of the siding and windows, collapsed deck, and sealed basement windows.  The typical quick yes response, and then he says what's wrong with the deck. 

The current tenant happened to be home.  We all walked around the back to observe the collapsed deck.  The tenant informs us that someone recently pressure washed the deck.  The deck floor joist were toe-nailed to the ledger board (no joist hangers).  

Thankfully, no one was hurt during the collapse.
