After reading Janet Gilbauld's recent post about buyers low balling, and trying to stick it to the sellers...

I wanted to share my current experience with my buyers.

We have an escrow closing at the end of the week-- and these buyers came from an ACTIVERAIN REFERRAL!  They talked about offering less than what I recommended-- we ended up offering  $10,000 under list price.  We ended up settling for $2,000 under the list price. 

Now this property had been reduced significantly... and it was priced right.  My buyers wanted to make sure that the seller was happy with the deal.  Really.  They wanted HER to be HAPPY WITH THE DEAL. 

They are new to the area, and the state, for that matter... and should they need additional info on the house, etc.  they wanted to be able to give her a call.   I think that's nice.  It shows manners.  It shows respect.  Perfect clients.  Thank you Ralph!

Hi Kathy,

There's a lot to be said for the buyers being able to call the sellers to ask questions after the transaction closes.  I've even had a client become very close friends of the sellers.

That was some smart buyers and they are right, what a better way to get information about a home than from the sellers. Making a bad experience from a seller isn't the way to do that.
