If you are thinking of selling your Olympia, WA area home, you have probably already heard that the market is a little challenging, with bank owned homes impacting the prices that regular resale homes sell for. What you may NOT have thought about is the impact of new construction as competition for your home. Anywhere in the immediate Olympia/Lacey/Tumwater area, you will likely find new construction within 2-3 miles - and it may prove to be your toughest competition in selling.
Buyers will see a staged model home with gleaming new everything - and nobody else has ever chipped the sink, spilled on the carpet, or smudged the walls.
Buyers will see that builders are offering HUGE incentives - $10,000 buyer bonuses, below market interest rates, upgrades, add-ons etc etc etc.
Go visit the new construction sites near your home to see what you are up against. And know that there are buyers who DO appreciate the benefits of an existing home with mature landscaping, probably a larger yard, window coverings throughout, a built out neighborhood they can see rather than imagine.
But know, too, that if you are offering dated interiors, neglected maintenance, a price above the recent comparable sales - well, that story will not have a pretty ending!
