Real Estate Recovery | Home Buyer Tip #1 | Get Pre-Qualified | Homes For Sale | Rockwall

Real Estate Recovery is happening in Rockwall with one of the first signs being that Buyers are buying rather than waiting and waiting to see if something better comes on the market.  Buyers still want good deals and are concerned with making a good business decision along with buying a home they love.  Buyers continue asking about Foreclosures, but  often decide to buy one of the individually owned well priced homes after considering the costs involved with buying foreclosures that are not in good condition.

Buyers, THE #1, Number One, Home Buyer Tip is to get Pre-Qualified BEFORE starting your search for your dream home!    This is an easy process and can happen pretty quickly, but you do need to start the process first - then look for your home.

Caution:  Be sure you make a good decision when selecting a lender:

  • Work with someone you know or have done business with before.
  • Don't always assume that a friend or family member is the best lender for you.  Compare!
  • Avoid the big box banks as they more often do not close on time.
  • Consider using a lender referred by your Realtor as they will have current first hand knowledge of the service provided.
  • Avoid using an Internet based lender where your only contact is on-line.  You need a lender where you talk to the same person all the time, one that provides easy access such as their cell number and will meet you face to face if needed.

What are the benefits in being pre-qualified?  Get Pre-Qualified Now!  No obligation - No Cost - Find Out the Facts!

  • Being Pre-Qualified provides "clout" when making an offer
  • Many Sellers will not accept a contract without buyer being Pre-Qualified.
  • This is the time to address and solve any possible credit "issues".
  • Provides buyer with the price of the home they can buy, as well as providing best terms.
  • Not being Pre-Qualified may result in your losing a home you want.

Buyer Beware:  Most people have no idea how much they will qualify for when they go to purchase a home.  You may qualify for more home than you want.  Only YOU can decide how much home you need.

  • Being able to qualify for a loan at a higher price than you really need or want often opens the door to buyers and they buy "up" - getting more home than they wanted.  This may be a great idea if you are planning on an increase in your family size as you will buy a home you will grow into.  This is great planning and will enable you to stay in the home longer, thus saving money on a sale and move.
  • Do not be tempted to buy "more home" than you think you will need.  You may qualify for the increased amount, but do you want to spend that much?  Would you rather be able to save money or spend that money in other ways?

Real Estate Recovery | Home Buyer Tip #1 | Get Pre-Qualified | Homes For Sale | Rockwall

Home Buyers - Don't delay, join in the Real Estate Recovery in Rockwall and find your dream home.  The affordable available homes and the low interest rates indicate that now is the time to buy,  Buying now will:

  • Allow taking advantage of the low interest rates.
  • Provide possible income deductions.
  • Start building an equity in a home.
  • Allow additions to your home - additions, pool, decorating, etc.  It is your home!

Barbara - right - just don't get in the car if you are not pre-qualified!  This is an open invitation to the buyer for disappointment.

Brenda - today's buyers should be prepared to "buy" when they find something that works for them and not being pre-qualified can result in missing out on a home they love.  Choosing the right Realtor is important!  (smile!!!)

Always have them interface with a lender just so all will be comfortable when the right home is located!  The seller needs to know that they are approved and with a good lender, just makes for better negotiations and less hesitation.  Don't want to let a good buyer get away attitude!  have a great weekend!

Barbara - prequalified buyers are in a better position to purchase as they know exactly what they are working with ..... especially if they are looking at homes that do need some work and could be a drain on their cash and cash flow.
