Seems like lately I have ran into more agents working against the sale of their listing than working to sell it. Some are borderline incompetence, while others are just either oversights or probably should haves. Here is my top ten list of how you can help your client NOT sell their home.
- Don't Take Pics. If you do, only take one fuzzy one from a bad angle. This will surely keep buyers from looking.
- Don't Use a Lock Box. Make it as tough as you can for other agents to get in. If they can't get in, they can't sell it. Brilliant.
- Don't Price it to Sell. Go ahead and let the Seller pick a price. CMA's are for people looking to sell. Overpricing always works to kill a deal beofre it starts.
- Don't Advertise. If no one knows it's for sale you won't have to worry about doing all that paperwork that comes from a sale.
- Don't Declutter. Cleaning the home for would be buyers only makes it more sale ready. Leave the clothes laying around too. Dirty closes throughout speaks volumes about a home.
- Don't Worry About Pets. Why remove the pets or odors prior to showing. Buyers should just understand that dog doesn't usually bite and that smell comes free with purchase.
- Don't Be Assessable. Work your day job. If other agents can't fond you, they can't bug you about showings.
- Don't Answer Your Phone. Someone could be trying to set up a showing. Letting them leave a few messages should get them to leave you alone.
- Don't Return Calls. They probably want info on your listing. Ignore them until they find another house. Works every time.

Don't Negotiate. Let the other agents know "You don't have to sell" by refusing to look at offers. If your seller has overpriced themselves correctly, not negotiating can get rid of those pesky buyers.
I have found most of these agents this month and believe me some of them work way harder to NOT sell then most do selling. It can't be easy to ignore 5 calls a day and I love it when I get offered to drive an extra 20 miles to get a key because it has only been on market two years so the list agent hasn't had a chance to run a lockbox out there. I guess it depends on your end goal but selling the home is way more profitable and sometimes less work. Have a great day and thanks for reading.
