Yesterday I had a call from an agent requesting to show one of my lovely, higher priced,  listings.  We had over 24 hour notice for a late morning showing.  Mr. Seller responded no, too early!  He is retired, and noon is about as early as he likes to move!  That was really not a contingency when we listed the house!

We have had this home on the market a couple months now, prime season, high end, so not too many buyers.  He offered to show it at noon, but the potential buyer had moved on.  They were coming in from another state..and had very limited time to look in the area before driving through to a wedding further on.  They wanted to look, make a decision, go home and pack for the move.  They will almost certainly buy today.

Sellers, please!  When your home is on the market, every showing is a potential sale.  Make your home's availability as open as possible within reason!  We agents are very flexible, and can input certain restrictions that cannot be avoided into your mls notes..but a buyer can be lost in a blink of a sleepy eye!
