Finding a Qualified Tenant is Often the Toughest Part of the Job

As Landlords, ourselves, we know the ins and outs, the good and bad, the ups and downs from start to finish. We also know that one of the most difficult and costly period is in finding a qualified tenant for your property.

Why do I say “difficult” and “costly?” Because most landlords are pretty good at picking  suitable investment properties, preparing them to accommodate renters for maximum profit and even dealing with “problem” tenants if/when that time comes but most landlords are not experts in marketing properties and most do not have the time (or patience) to wade through the high number of unqualified prospects who call wanting to see the property.

Because of this, all too many properties remain vacant much longer than they should and every landlord knows that a vacant property is like a giant black hole sucking up their profits.

Typically, novice landlords buy a For Rent sign, stick it in the yard and purchase expensive (non-effective) ads in local media. Then they wait for the phone to ring. If they are lucky, they start getting phone calls from prospects at all hours of the day and night and most just want more information and possibly schedule a showing – by the way, most of them want to see the home NOW.

Why hassle with all the phone calls and running to the property only to find that about half of those people don’t even show up?

Because landlords are financially and emotionally vested, many become irritated and thatirritation unfortunately comes out in their voices on the phone and demeanor when meeting with prospects. Also, because they are so eager to get a tenant so that the cash begins flowing, they often use poor judgment in accepting a tenant who will be more trouble later than they are worth. A sure-fire way to lose money on investment properties is in having long vacancies and troublesome tenants!
