After a home-for-sale is seen by prospective buyers, an automated  form is sent to the showing agent requesting the prospect's feedback about whether the property showed well, about  the condition of the interior and exterior, whether they feel the price is right and,

Is the buyer interested ? : Yes,    No,    or MAYBE.

I hate “MAYBEES”, I really do.

 

I have had very positive feedback on homes for sale in Livermore, CO and Red Feather Lakes, CO that reported that the buyer “May Be” interested.  

The seller gets their hopes up and often nothing happens.  I’ll take a YES or a NO, please don’t say MAYBE.

The last “MAYBEE” caused an unnecessary rush of adrenaline and then skedaddled back to California after deciding to wait another year to buy.

“Maybe” is really not a good answer.  When I was a little kid, I didn’t want to hear my parents say “maybe we can go swimming” or “maybe we will go to the show” - what does “maybe” mean anyway?

Does it mean “it depends”?   If so, it depends on what?   What needs to happen to turn that maybe into a yes or a no?

One of my clients called last night, just hours after the showing to see if I’d heard anything from the showing agent.  No, not yet.

The automated feedback report will be generated and hopefully I will hear something today.  Hopefully their client is interested.  Hopefully they are working on an offer even as I type this post!

This morning I’m waiting for the automated feedback report (better yet, an offer) to appear.  How long should I wait before I call?  We don’t want to seem too anxious, after all!

Of course, we want a “YES” – not a “NO” and definitely not a “MAYBE”.

I’ve concluded that “Maybe” doesn't really  mean anything other than “Maybe I’ll make an Offer on that Red Feather Lakes home”  or ”Maybe I won’t".

Love your bee photo, Mary.  Everyone hates hearing maybe.  Reminds me of when my kids were growing up and would ask for every toy they saw advertised on TV.  I would always say "maybe for Christmas."  Of course, they forgot all about their numerous requests at Christmas.

You are correct, Mary.  The only two answers that mean anything are yes and no.  Maybe, actually leans towards the no column in my opinion and should be put in it.

I see that along the same lines as people who answer the survey and then say "undecided"  WHAT?  Does your seller see the feedback or do you pass it along?  I'd put maybe on the no list.

Mary, maybe usually means NO so they probably should get rid of that option and just have yes or no. People hate that level of indecisiveness.

I rarely put Yes on the form unless I know for sure my buyer is writing an offer. If they seem at all interested in it I put maybe and then usually explain.

LOL ! the ol' "maybeez" can certainly be frustrating Mary, but sometimes I'm like Kristi above - I know my client is interested but I dont want to show too much of my hand so I give the "they liked it, but havent made a decision to put in an offer yet - but they are still considering it!" ... so I guess that could be a "maybee" sometimes !! ... If I ever have a deal with you, I will forbid myself from giving you a 'maybe' reply :o)

Juli, I think we should have a nationwide vote and get rid of that maybe box!  and I like your idea about buying this house today, thanks Juli!

 

Of course Ann! That box should say,  'buyer's agents check here'.  :-)  An agent showed 2 of my little cabins one day, both feedback forms came back with "change the price to $X" ( same amount on both )  I thought, if that was what his buyer was willing to spend he should have put it in the offer! LOL  Thanks for your thoughts on it!

 

Thank you Shirley, "maybe for Christmas" is a good answer for little kids who see so many things advertised on TV! :-)

Hi Tammy, I don't forward the feedback forms to the sellers, but give them a phone call or email.  On the "maybe" side, I just say they are undecided.  What's up with those survey polls anyway- why is it so hard to choose a side?  LOL  thanks Tammy.

 

Gary, I think you're right.  Just give us a straight answer option Yes or No.  Yes, an offer will follow ( or is already sent)  No, means No. No hanging on to "maybees". Thanks Gary.

 

HAHA Lou, Thanks for that.  It is a big I don't know, so I'm thinking until it's a yes...it's a no.

 

Hi Kristi, sometimes you just want to mark "maybe".  I think maybe I put 'maybe' on a few forms...but then the buyers never made an offer, eventhough they seemed to love the house...Now I believe "No" is the best option.    Thanks Kristi, I appreciate your thoughts on it.

Thank you Sheldon,  please don't maybe me! LOL !  There are times when the client is undecided.. they liked the house, some even act like they Love the house,  but they go home, and NO, we're not preparing an offer today....it can be frustrating.  "May be interested", is different than "undecided", me thinks. :-)

How about a box that says "wishy washy" ?  HAHAHAHA!

We have the same type forms, but mostly agents locally don't give feedback.  I'm guilty of it as well though.

Tammy, we usually give feedback however,  due to the form itself, sometimes it is meaningless.  If you try to click off, the system will give you a second  notice for that feedback. By the second time, I'm thinking it's a "no" LOL

Mary, we only have the MAY BEE choice in the month after April.  Currently our choices are: Yes/No/JulyBee

Mary, I deal with buyers so I really don't like to comment on prices in the feedback, especially if they are interested in the property.  I can understand how frustrating this can be for a listing agent.

I totally agree.  However I put maybe occasionally myself.  I always put yes or no unless they want to go home and think about it.  If they need to think about it, most times to me that is a no but there are times it turns out to be a yes.  Clear enough?   LOL

No maybee about it, I sure do MISS that automated MLS feedback system there in Northern Colorado.  There is nothing like it here.  Actually, there is NO automated feedback system available here, of any kind.  One has to try and chase down the showing agents, who are slow to return calls requesting feedback, if they ever actually do return a call....

Hi Bruce, now we will see August-Bees! :-)  I have prospects who are planning on coming in December, so I guess they would be Christmas-bees! LOL  As a general rule, like Ann said - if your buyer is interested you might always comment that the price is too high - it's kind of silly.  Thanks for your thoughts on it, I appreciate it and loved your July-Bees!

Thanks Kristal, I like your term "paralyzing" and I agree, in my short experience, they generally end up as a "NO".
