Selling your North Shore home in the summer can be a little more difficult than in other seasons. The heat and record-breaking rain that we’ve had in July can drive buyers from looking to instead focusing on their summer tasks at hand; vacationing, summer-type activities and keeping their kids, who are out of school, occupied.
If you look at the numbers throughout the nation, summer ranks a meager third place behind spring and fall as the best times to sell a home.
There are plenty of buyers out there, however, and here are some “out of the box” tips to attract a summertime buyer who is looking for a great North Shore home:
Give Dimension to Your Lawn
Grass grows faster in the summer so you will need to mow twice a week to keep it neat and always looking trim. For added dimension and curb appeal, mow the lawn on the diagonal every other time you cut your lawn.
Make a Statement with Summer-Inspired Accents
Whites and blues are great summer colors; white is a pure summer color while vivid blues create a calming effect. Use these bright summer hues with accent pillows, throw rugs and accessories to brighten your indoor and outdoor spaces.
Mix the Glitz
Metals are summery and don’t be afraid to use them ... all of them – gold, silver, pewter – no matter, mix them all with your vases, mirrors, frames, hanging planters and even garden gnomes.
Welcome in the Light
Now is the time to remove heavy drapes if you use them. They will make your rooms appear smaller and darker. Use tie-backs for holding open lighter curtains, open your blinds to the top and keep all windows open to the outside while you are showing your home.
Use Natural Summer Scents Sparingly
Stay away from strong air fresheners that can overwhelm sensitive noses and those with allergies. Try natural fragrances that bring the summer scents indoors such as fresh cut roses or jasmine vines.
Be Flexible with Summer Hours
Summer means it stays light outside longer. You may find that buyers prefer to peruse homes in twilight hours, just after dinner, especially on Fridays when it’s a good reason to leave work early.
Don’t Freeze or Sweat Buyers Out
Circulate the air in your home even if you have to use floor fans. The only thing worse than walking into a home that is hot and stuffy is walking into one that makes you instantly freeze and start counting the moments until you can leave. Turn down the A/C just below your comfort zone so that they enjoy walking through your home and dread going back out into the heat.
