I ran home searches in our local Multiple Listing Service (MLS) today, and found out that the Woodbridge real estate market is healthy.

There are 614 homes "For Sale" in the Woodbridge area.

There are 739 homes "Under Contract", pending settlement in the Woodbridge area.

Home loan interest rates are in the 4.5% - 4.75% range, making homes affordable.

The low inventory of homes has lead to multiple offers on homes for sale, and home prices are rising in bidding wars.

"But Mr Erick, the man on the TV news says real estate sales are dropping.  He says home sales are in a free-fall."

Yes, it's true that home values are low, and inventories are high in the "Sand States".... Nevada, California, Arizona, and Florida.  

Take the Sand States out of the mix, and you'll find out that the real estate market across the fruited plains is stable and balanced.
