Still haven't heard from the listing agent

Last night about 8:30pm, I got a call from a seller.  (My clients are buying her house on Friday.)  Seller is very upset. She said she sent e-mails to everyone and hadn’t heard back from anyone—not sure who she e-mailed.  I do know she sent 2 messages to the title company because they e-mailed me this morning starting at 7:55am!

She received word from the moving company that they would NOT be available to move her out of the house on Thursday.  They couldn’t move her out until Friday. She was panicking over the settlement, the hotel that she booked and her airline ticket that was booked for Friday morning.

I calmed her down.  I told her that the buyers would be ok since they weren’t moving into the house until next week.  She was very happy that I wasn’t upset. She said that now she would be able to have a decent night’s sleep.

My main question is, “where is the listing agent??”  I still haven’t heard from the listing agent.  Not sure where he has disappeared too.  His team sends me e-mails asking questions like—“we are supposed to settle this week. Can you tell me the status of the loan?”  My response was “this is a cash deal!”  I understand they have an automatic process system, but where is he when the seller needed help?

So, here is where we stand.  My buyer is fine with the seller moving out tomorrow.  Still haven’t heard from the listing agent!  I sent a post-occupancy agreement over to the listing agent’s team.  Still haven’t heard from the listing agent!  Just received the signed post-occupancy agreement back from the listing agent’s team.  Looks like we will be settling tomorrow! 

Oh---I just heard the listing agent is on vacation!  The seller told my buyer!  Would have been nice if I'd have known he was gone and that the seller wasn't going to be signing with us tomorrow!

There is a very simple answer, call the broker. the broker will solve the problem quickly, usually.

Stephanie: I understand your frustration, been there many times myself. I "love" the e-mail about the status of your [cash] buyer's loan - that's almost comical. In the end you'll be the one remembered for having great costumer service skills and being available. Happy Closing-Day!

Thanks Patrick, Andrea and Lisa!  We did the walk-thru tonight with the seller there.  She has been WONDERFUL throughout the entire process.  She is mad at her realtor. Looks like I might be getting her referrals, not him!
