Why does this happen, and how can it prevented?
In almost every one of these situations the Mortgage Broker is to blame. The borrower is taking out a loan on a house they are going to call home. Most consumers are rate Conscious and Payment conscious.
Make sure your client is comfortable with His/Her rate. Make sure the broker is giving you the locked in rate and correct payment. Get a Pre-Hud to guarantee you won't have any issues with closing costs. Most important, Use a Mortgage broker that you are familiar with so that these issues don't come up!
