So the cat is out of the bag.... Maple Valley, WA has been named to Family Circle Magazine's "Top 10" towns in the United States. (I'm not great at Geography,  but I think we're the only community West of the Rockies to make the list).

Citing proximity to recreation, strength of schools and strong sense of Community, the recognition has certainly brought an increase in traffic to my website MapleValleyRealEstate.com as well as phone calls and emails from across the country....both from buyers looking to settle here and investors sitting up and take notice.

While first time home buyers have been driving the market for the first half of the year, my prediction is investors....especially first time investors, will begin to come on strong in the second half of this year.

The name of the game is CASH FLOW!

For twenty years, it has been difficult without a HUGE downpayment for a single family investor in the Maple Valley market to cash flow. However with the huge demand from former owners (people who had to sell in a down market for a varitey of reasons but are otherwise credit-worthy) the rental market is hot ....rents are up, and investors are making their move.

Here's a great example of an opportunity in today's market:

(This listing is a short sale and sales price/concessions are subject to lender approval. However, I feel strongly our list price is in line with market value)

So...under this investment scenario: 

Purchase price: $229,950 with a 25% down payment, at current rates, the P&I on this house is just about $950. Add in taxes & insurance for a total payment of approximately $1240/month. Market rent for this property is approximately $1750-$1800. (interest rates will be dependent on credit and assets).

So we're talking about a cash flow of about $500+. IF that money is applied towards principal, that loan is going to get paid down in about 15 years, vs the 30 year note.

Where will you be in 15 years? And how would you feel about $1700/month residual income in your pocket?
