The Story Of The Reluctant Seller

“What can you do to sell my house WITHOUT dropping the price,” he asked me several times throughout my listing presentation.  He confided that he had cancelled his last listing agreement just days ago due to lack of showings. The home is new within a few years and in an upscale location but yet at the same time it has some low end features that are not common in his development.  It has some laminate floors, it has some cheap bamboo floors, it has Corian instead of granite in the bathrooms and the basement is unfinished.  And while it does has some upscale features they are very taste specific with an almost  southwestern flair.  It sits on the smallest lot in this development and has a tiny little deck.  It is also square footage wise one of the smallest in the area due to the unfinished basement.  It is a beautiful house in my opinion but no showings and no offers says to me it is priced to high!

 So needless to say he wasn’t overjoyed when I told him that it was worth 10k less then the last guy priced it at if we looked at the CMA.  There were several homes in the development that had sold also very comparable to his that backed my price.  As I left the home I knew that I would never hear from him again.  The way he kept asking his main question proved to me that he hadn’t come to terms with the fact that his price was too high.  Now more so then ever you have to have all three spokes of the wheel to successfully sell your home…. those being location, condition and PRICE! Consumers are being more cautious then ever about spending money and they will look around until they find the very best deals and with the market being depressed there are lots of them. 

You can advertise all over the internet, have broker opens, have public opens have selling bonuses, give money for closing costs, and pay discount points and if it doesn’t pencil out to be a great deal moneywise your house will get passed over again and again.  While you think you can wait this out your house will sit there and get market worn, which is an invitation for low-ball offers, and further price declines down the road.  To put it in a different light imagine buying a car. There are several cars mostly all the same with the same mileage. You are most likely going to buy the cheapest car with the lowest miles in the nicest condition.  The dealer that has the same car for 5k more is just going to be a pawn to push you in the direction of the deal! People don’t care where you advertise they just want a deal!  Well he was a nice guy and I do wish him luck but I don’t want to market his home for a long time while he figures it out! I guess there is always the possibility for some sellers to pick up their homes and move them to where the comps are higher!

Last week I submitted a proposal to Stage a house that's been on the market for 15 (fifteen) months.  I'm not an agent, but I know the house is still priced too high.  I'm not confident in getting th e job; no amount of Staging is going to sell a house that's still overpriced compared to the competition.

Silvia- That is for sure who needs to stress out about having to go to a unreasonable seller to plead for him to do a price reduction! Its easier to have a firm stance in the first place!

Julia- HaHa! You know its overpriced when even the stager realizes it! You would think after 15 months that a light bulb would click on. I suppose its one of these people that overprice in order to aviod shortsale?? And for all I know my guy could be too. The bottom line is your property is only worth what someone is willing to pay for it!

Rosalie - While sellers refusing to allow the property to be priced right are a waste of everyone's time, what I don't get are Realtors/agents who continue to take these listings.  The ones that crack me up are the ones that think they're going to be the ones to convince the seller to be realistic.  LOL  Of course, they never are.

Donne- You know what stumps me is that many of the top producers do take any and every listing they can get. While they do sell alot they also have alot expire. I suppose it is the law of the numbers and more in means more sold out. But who wants to pay for someone else's delusion!

Rosalie-No showings if the house has been marketed does generally mean it's overpriced. So you probably saved your self wasted time, effort, and money in representing an over priced listing.

Hey Wayne!  Yes unfortunately its overpriced at where it was on the market. Its just not a good business proposition for me to take a listing that won't move! Besides when it won't sell I know who he would be frustrated with and perhaps bad talk the reputation of!Just not worth it!

I’ve been told that there is always someone willing to buy the home at the price you want. However, you might have to leave it on the market for a few decades. At other times, the appraiser and the lender sometimes get in the way.

Eric- Yes those pesky appraisers and lenders are killjoys like that aren't they! But who can blame them in today's market when they have all of these short sales! I know of a few that have been on a ridiculously long time around here...maybe they are shooting for that decade! Haha!
