google peter b lavelle philadelphia pa real estateYou know the day is just not starting off correct when you pull up to a house and your son says, "Dad look at that dump." No apologies from my son home-owner he says it like he sees it, maybe one trait he learned from dad.

I set up a listing appointment with a home-owner for us to meet at their house for this morning; but with my son's comment and the condition the house was in, I kept driving. The courteous thing I did was I called the homeowner and let them know I drove by, but I will not be able to put their house on the market in that current condition. It does make one wonder that if the exterior is un-kept, what about the interior.

The real estate mantra used to be "Location, Location, Location," but this market has shifted and should now be, "Price, Condition, Terms." Maybe I am just a snob when it comes to placing a house on the market, or maybe it's just my reputation; but one thing I do know is trash attracts flies and flowers attracts bees. I'd rather have a few jars of honey compared to having many cans full of flies.

Peter - wow, it must have been REALLY bad for you to drive on by and skip an appointment. Personally, I can't imagine making an appointment with someone and then calling later to tell them I'd driven by and decided to take a "pass." I have sold quite a few dumps in my day and my experience has been that if they're priced right, they sell just as quickly as the gems. In our marketplace, we have a lot of investors who are specifically looking for dumps they can fix up and flip. Now, if the homeowner wasn't willing to price the home to reflect its condition, then I wouldn't list it. But priced well, anything will sell.

Shannon - ever watch that show "Hoarder Buried Alive?" It was just the exterior that looked like that. I do not know if there would be a price tag in that condition.

Louise - my boys go with me just about everywhere I go. If I do not have my boys with me people ask where they are. The blessing is that children have not been tainted by the world yet and can pick up certain vibes we can not. Prime example, me and my 5 year old went to a house and as I walked up to open the door he told me somebody died in that house. I talked to the neighbors and found out the woman comitted suicide and her body laid on the dining room floor for several months. Do I pick up my kids tell me? Darn straight.
