You know the day is just not starting off correct when you pull up to a house and your son says, "Dad look at that dump." No apologies from my son home-owner he says it like he sees it, maybe one trait he learned from dad.
I set up a listing appointment with a home-owner for us to meet at their house for this morning; but with my son's comment and the condition the house was in, I kept driving. The courteous thing I did was I called the homeowner and let them know I drove by, but I will not be able to put their house on the market in that current condition. It does make one wonder that if the exterior is un-kept, what about the interior.
The real estate mantra used to be "Location, Location, Location," but this market has shifted and should now be, "Price, Condition, Terms." Maybe I am just a snob when it comes to placing a house on the market, or maybe it's just my reputation; but one thing I do know is trash attracts flies and flowers attracts bees. I'd rather have a few jars of honey compared to having many cans full of flies.
