The Franklin, MA real estate market has been holding its own this summer. The following data from the Multiple Listing Service shows a consistent trend towards single family home sales concentrated around two price points--$300-350K and $500-550K. This may be due to upsizing from a starter home to the next slightly larger home or it could just be that these price ranges seem to have the most desirable homes. My experience has shown that this lower price range is the one that first time buyers always gravitate toward.
It is also noteworthy that most recently sales drop off drastically once you hit the $599,000 price range. It is helpful for a prospective seller to know that the average sales price is about $400,000 and the average time it will take to sell is 101 days in the Franklin, Massachusettsreal estate market. Sellers are getting on average 97% of their asking price which is very positive news.
