With so many houses on the market, finding the right one for a buyer is a liberating experience. Sort of like running naked in a field of flowers.  Through diligent search efforts, and process of elimination, as the field of possibles narrows, the excitement builds.  Ones that are vacant, are much easier to show, and there is no shortage of them! 

We have close to 7000 properties for sale in Osceola County.  We have many armchair shoppers near and far watching, waiting, and monitoring the Real Estate Market.  The time has come for many, and calls are coming in while interest rates are favorable, and there is money available for mortgages. 

What we are seeing in the buyer pool at present, are well prepared, knowledgeable buyers, who have been doing their homework.  Most are prepared to put 5-10% down, have been researching the areas they want to live in, and are very specific in their wants and needs. Intuitive Realtors will fair well with this type of buyer as they know what they want. In speaking with several area lenders, this comes as a welcome relief following the mortgage market loan debacle. Borrowers with credit scores in the mid 600 range are having no trouble finding or getting pre approvals on loans.  Sellers have been adding incentives sweetening the pot. 

It will come as no surprise to many buyers that good deals are to be had, virtually everywhere.  Their money has more power than it has had, in the past two years. Contributing to this buyers market, are the enormous amounts of Real Estate Owned, Pre-Foreclosure and Foreclosure Properties; causalities of creative financing.

So before you cast off your clothes, make sure that financial documents are in order. Solid credit has been established, and you are working with a professional you trust.

Allison, I found this month old post of yours. Your subject titles make people stop in their tracks and wonder what you are talking about. In our area inventory is quite substantial too, 48,000 pre-owned homes and 10,000 new homes. Wow! The builders have got to stop building so much around here.
