There were 288 sales in Oakville in July, down significantly from the month of June but much stronger than last July when we had only 188 sales. Part of this drop was no doubt due to the extreme heat that's enveloped Oakville for the past few weeks but part can also be blamed on the lack of inventory in the market.
Currently there are 619 homes listed for sale in Oakville, down from 688 to start off the month and 746 to start off the month of June.
Similar to the past two month's we see a disproprtinate number of homes listed that are priced over $1,000,0000. There are 208 homes listed above $1M (33% of the inventory) while less that 9% of the homes that sold were priced over $1M.
In conclusion, as with last month, we have a sellers market in homes priced below $1M and a buyers market in homes priced above $1M
