Presentation, Pricing and Oh Yeah, St Joseph Too

My clients' property at 913 Valley View in South Pasadena closed Tuesday.  A triplex, it was very well-received.  Properly presented, priced well and a strong, focused marketing plan, my sellers were able to choose from eight highly qualified offers.  

But wait --- there was a secret to this successful campaign.    St Joseph - the real estate statue -- that brings a successful sale to a homeseller.   Ever tried it?  My clients think Joe's the best.....

There is a belief that "planting" St Joseph in the rear corner of your home will increase the liklihood of successfully selling your home.  In fact, when I walked into the book/gift store of Holy Family Church in South Pasadena, the clerk took me over to a section devoted to St Joseph statues.    "For selling your home?" she asked me.    Maybe there's something to this....

I have had sellers that put several St. Joseph's statues in the yard hoping for a quick sale. Don't think it helped any.

Whether planting Joe in the yard works or not, most of my friends and family have done it every time one of their homes is for sale.  Lets put it this way Michael, it can't hurt.

Mark and Tim - properly pricing definitely enhances the selling process.   

Chris and Patty - I have had sellers try it before(first time for me since joining Active Rain) and each time there was a successful sale.

Ronald - hope you will report the findings and a closed transaction --  best of luck.

Roger - you're right, planting St Joseph can't hurt(in fact, in order to further protect him), my clients made sure to leave the statue in his plastic wrapping.   He will now be in a place of our honor in one of my clients' mother's home.

Hey Michael.  We rely on help from Joe as well.  The problem is, Will buries him in front of the home and then after the sale he can never find him.  I always tell him he ascended.  He just ordered 6 more online.

Hi Belinda - I thought the success of St Joseph was due to location???   I've always "seen" him buried in the back yard.  As far as Will burying Joe in the front yard -- when I gave it to my clients, we discussed that they need to remember where they placed him --- it was a short visit for St Joseph --- a quick and successful transaction!

Michael - I don't like to tread on anyone's belief system.  If my clients believe it helps then I'm all for putting St. Joseph wherever they want him on site--front, back, upside down etc.!

Norma - absolutely, as long as nothing or no one is harmed -- anyone can believe whatever they want as far as I am concerned --- though the St Joseph statue was buried upside down in the corner of the garden he was protected by plastic and plenty of positive thoughts.

Hi Michael--I have friends in a Chicago suburb who planted St. Joseph in January and their unit remains unsold.  Personally I think condition and price have a lot to do with it, but maybe it has to do with the fact that they planted him a flower box because they don't have a yard with their condo.

Janet - yes there are other factors that weigh heavily in selling real estate including price, condition and marketing.   The statue has some pretty specific rules to achieve sales success including how to handle placement of St Joseph in an apartment/condo.

Hi Michael, first off, "Congrats on the transaction!!". Ive never heard of anyone doing this (St Joseph) but sounds interesting, hmmmmm wonder how it would work for rentals;-). Hi Laura, thanks for your kind words. The St Joseph status has been used for years as an "assist" in the real estate world.   Not sure if there is anything similar for the rental market.
