FSBO: Does it REALLY mean For Sale But Only when I feel like it?

For sale by owners; referred to as FSBO's  are usually selling on their own for one main reason: to save money.  I have helped many many homeowners by doing comparable analysis for them to help set an accurate and realistic price for their homes. But I have also attempted to show those same homes to buyers but have been told- I'm sorry it's not convenient for me to show it then- or worse yet- had no one return my calls at all.  Many of these homeowners believe that at first it seems like a great way to save money on commissions.  But, once they put the sign in the yard and nothing happens- there's no one to call for support or answers.  Once the sign is in the yard and they DO get calls-they didn't realize that they'd need to miss work for showings, negotiations etc.  Selling a home is a full time job and as most FSBO's come to realize, a job for a professional-

    I am not saying that it may not be right for some homeowners.  Can you sell a home without a Realtor? Of course you can.  It just can be much less work, inconvenience, stress and worry on the homeowners end and well worth the commission.  Almost every FSBO I've ever spoken with agreed that this was money well spent when they finally turned their home over to a broker to sell.

FSBO's also tend to price the home on the high end because they dont want to beleive the market value.

Great post!  Prior to joining my brokerage company, I hired a realtor to sell my home.  I had many reasons.  It's stressful preparing to move.  There are so many events that must be coordinated.  I could not imagine doing both.  To ease the stress, I hired a realtor.  Yes. I could have sold my home as a FSBO, but I wanted to avoid the hassles associated with multitasking the sale of my home and moving.
