"The Sky is Falling, the Sky is falling!"

 It seems that's all I hear these days in regards to the real estate market.  Every reporter who's bought a home in the last 25 yrs thinks they are a housing market expert, and that it gives them the right to spout off at the mouth about it.

The reason I'm getting upset about this is that I was looking through our MLS statistical data for this year and last. Although locally we have slowed down a bit, we're really not in that bad of shape. LP/SP ratios for Residential housing has been 96% for the past 4 months, average sale price has increased an average of 11% vs. last year at this time, and now our winter "slow down" is happening at the same rate that is has for the last 3 years. Basically, we're on track.

But, the "news experts" are out there blowing their "sky is falling" whistles and on a daily basis we as agents have to try and counteract that with accurate information to our local markets. Anyone else fed up with uninformed experts?

From what I have gathered your area is doing fairly well. Some regions are imploding.

On our MLS we have 4212 agents.  Last month there were 312 closed transactions.  Do the math.

In Fresno heaven has come much closer to earth.

The market is what the market is. Not bad, not good, just what it is. We're tired of chicken little too, and right now everyone of our markets has excellent opportunities to be found in it. Not all of them, but there are gems in the rough. All we need to do is find them, and put them together with someone.
