There were 213 single family homes sold in July 2011 compared with 244 in June 2011. There were 32 bank owned, 39 short sale homes in July and 53 bank owned, 64 short sale in June.
The sold price per square feet was $145.41 compared with last month $125.29 which accounted for a 16.05% increase. The price depends on the location, size of land, pool & condition of the house (handyman, move in condition, kind of floor, updated kitchen/bathroom, air-conditioner, type & age of roof & etc)
The average price of homes sold in Sarasota were $319,831.00 compared with $303,435.00 in June 2011.
Number of home listed in July = 248
Number of home under contract/pending = 56
The days on the market were 8 for July and 11 for June. (listing date to contract)
Average listing price = $418,279.00
Average listing price per square foot = $165.95 (last month was $166.96)
