So, there is a phone call asking about a lease in Aliso Viejo.... I pick up the call and the caller would like to view a leased property in the area ASAP!
I said, "I will have to call you back and see if I can show it, as it is by appointment only".
[I'M THINKING.......... I HATE LEASES! WHY DID I PICK UP THE PHONE???]
"No problem, call me back please", she says....
So, nice..... OK! I will call her back after I get the info........ After all, I have an hour in between clients...
So, I call the agent and he said, "only if you can make it by 5pm and bring me a lease".
I said, "ok, let me call her because I think she is close, but not that close..."
I then call her back, she says she is in Aliso Viejo already and near the condo.
"OK", I said I will be there in 10 minutes before my 6pm appt.
We meet and she introduces her boyfriend as well........... We see the property and she said, "Can we see one
other property in Dana Point after?"
I said, "let me go online and see if it is available still..."
She said, "it is vacant as that is what it said on the internet..."
Again, "I said, let me just check online to be sure...."
I talked to the agent and confirmed it is available...... and I rushed to Dana Point since I had to show property to a Buyer at 6pm in Aliso Viejo that I had scheduled the week before...
So, I get a check for processing/credit check/ and screening fee... I asked her what email should I send the ap to? She gives me her email address, the (lawyer) boyfriend gives me his business card and they are ready to lease, but only in her name because he just went through a bad divorce and she went through a divorce and proceeds to explain she has a tax lien on her credit, but she has a divorce decree stating that her ex paying that debt!
DING! DING@@!!! ANOTHER REASON THAT ANOTHER STRONG FICO SCORE AP WILL SUPERSEDE OUR APPLICATION!!!!
OK, WHATEVER.......... IT'S NONE OF MY BUSINESS....... I send the email with the ap, she gets it and faxes it back... there are three items missing... An initial on page one, a reference missing and also a family member reference. She then sends me the text of a reference and family member. She tells me to initial for her.... Then, she calls that the house in DP is the one she wants. Although, it is listed for $2,850.00, she would like to offer $2,400.00. That is not a little difference. THAT'S A HUGE DIFFERENCE!!! This is a BRAND NEW! granite kitchen, stainless steel appliance, NEVER lived in 2,000 square ft home and it is worth listed lease price. SO, KISS that one good0bye!!! (mental note!)
We fax the offer over for the lease with an attached credit report. Now, it's the waiting game!
I get a call from the agent and she said, "we are going through all the aps, but the others are at full price and the credit report is flawless and with 200k in the bank.
UH? NO! I will have her initial if they are approved.
I send over to our admin. assist and she runs credit and forwards with a cover letter to the first home in DP that they asked to see. Per potential renters (leasee) request. I get a call if we got an answer. I said, you need to wait as they are going to respond soon, as we just sent over...
OK! WELL, I WANT TO PUT IN THE AP FOR ALISO VIEJO TOO! THE AGENT ASKED TO FORWARD CREDIT AP, SO THERE WILL BE NO ADDITIONAL CREDIT FEE TO GIVE TO THAT AGENT........... She says, "well let me know, I can pay another processing fee if I need to..."
I said, "not necessary unless the agent asks for a credit fee. I will let you know...."
So, I called to follow up that they went with another ap. She says, "ok, Thanks and hangs up!"
I don't think she thinks I have any other clients, but her! Seriously???
NO PROBLEM! I called her boyfriend and gave him the information and then I sent her text telling her that if she finds a property she likes, she should go to the agent directly since it seems leases are going quick and I believe the agent is going to go with their ap before others........... you never know......
I get a text back, STATING THE FOLLOWING: "IF YOU KNOW BEST YOU WILL RETURN CHECK TO ME IMMEDIATELY BY NOON TOMORROW!"
IF NOT, SHE WILL BLOG ABOUT CA COASTAL ESTATES AND REPORT ME TO THE BOARD OF REALTORS!!! (THIS IS THE PROCESSING/SCREENING AND CREDIT REPORT FEE, SHE IS REFERRING TO THAT HER BOYFRIEND PAID! NOT HER!!! AND WE PROCESSED TWO APS!
NOW! YOU ALL TELL ME!!! WHERE IS IT MY FAULT THAT SHE DID NOT GET THE LEASE!!!!!!!!!! ????????????/
