Have you ever noticed how the people that are in a big rush, always seem to have some major flaw they forget to tell you about until the last minute. The big red flag should have been the big rush they were in to get this done. Sorry you wasted your time and I hope you don't have to refund the application fee.
Endre, what a waste of time and again! lesson learned! She mentioned that she had great credit and of course mentioned the tax lien after the fact!!! And I also keep that in mind.... and take them occasionally because they will buy later and all... AGH! I think I will just NOT roll the dice again on renters! and just stay out of it! as Bryan #1 said.......... what a nut bag!

thanks Doug! We processed and ran the credit she will not get one penny back! She can blog all she wants and if she writes anything beyond truth! She will get a lawsuit for slander! She has no idea who she is messing with! I am an angel, but when someone is out of line! I will handle on principal! alone! Darn! I should have paid attention on the red flags!
Liz, I think that people don't realize that most companies don't even have the resource to run credit! Most Realtors that have the listing ask to INCLUDE the credit report. That's why I didn't have to ask for additional money for the second lease. They wanted me to email credit with ap. since we have the resource to pull credit for leases.
Your in the right. Thats why the only leases that i do is the commercial type. This way the upside is much better and the tenants are more savy ( most of the time)
Yep Lauren, it is all your fault. You obviously were the reason she failed to pay her taxes and that both her and her boyfriend are divorced. Oh, and that she cant decide, offered too low on a brand new place thus losing it. Heck, you mean person for not charging her, no her boyfriend, twice. You scheming salesperson you!
These people always find a way to blame others, it is their talent. You are way too responsible for these folks. :) Blog all she wants, we will back you up!
We have a community moving van and every once in a while get yelled at because of our policies on its use. Sorry folks, it is still our van and no, you are NOT entitled to use our property just because you are being evicted and don't want to follow our rules (really, a drivers license is a requirement and not a suggestion).
Stay strong and trust your gut instinct. Sometimes running out the door without our usual qualifying questions bites us (ok, more often than not).

Thanks Mike~ I honestly have to say I have NEVER~ had a negative situation with my Commercial clients. They really DO know what they want! Plus, we usually get 5-10 years+ for the lease term... So nice! Thanks for the support~

This is exactly why most agents don't get involved with rentals / leases. I take them sometimes, but even the ones that are successful and go rather smoothly, I hardly make any money on them and they are almost not worth it.
I'm thinking you need a whole room full of bartenders because one bartender is just not going to be enough.

I will take a deep breath on the lease (that I tried to be helpful with.... ), but to no avail... and Just focus on MY Buyers and Sellers... and as you said... "we hardy make money on them anyway... but what I thought was 45 minutes of work to be almost $800- plus a happy renter... NOT!

I do love the text you sent back to her. Really, what COULD she say to that? It probably ruined her evening and she is still trying to figure a response to it.
We have been really busy (definitely a good thing) and have had friends and family (from both sides) visiting so I have been a bit neglectful. I am sorry. Still here though, just plinking along in the free minutes I can catch.
This one (make it a double) may qualify for a glass like the ones in the Vegas hotel rooms...the jetted tub kind.
Just think of it this way, sometimes the lessons most easily learned are from something that went wrong. It helps to keep us on our toes.

I too had visitors.... chaotic house it was! I had a niece from Chicago and then my niece from Vegas and if that wasn't enough... another two nephews came too! Did the Disneyland days, beach and I made the boys do a conditioning camp with my son ;) The house looked like a tornado hit, especially since it hit prior for some remodeling... it's still not in order... no time to breathe~
GOOD NEWS! THOUGH.... I am actually going to Alaska for the first time with friends that invited us to go.... I believe Spring time... taking a cruise out of WA~. I will keep you posted... Got ARup when I go... ;)

Lauren that is awesome! We will have to connect with you when you come up. If nothing else though (because time can be SO limiting on vacation, at least let us know what kind of info to send you so you can plan the land trips. We keep a little bayliner in Whittier where many cruise ships come in so we know that area (and the fishing spots really well. :)
I do know many of the spots to get the best deals on gifts and tourist type of things too... Keep up posted and give us some hints on what you may need for the trip planning. We would love to help! We also have some awesome friends moving to Hoonah (outside of Juneau) that would help get some local info of that area too.
Yeah! I am so excited that you are getting to see our neck of the woods. It is beautiful and SO worth the trip.
