Have you ever handed out the key to the buyers agent only to have them come back to you a short time later, wondering why the seller left the home so dirty?  Asking you "what are you going to do about this", or "I can't turn the house over to my buyer like this!".

I had this happen to me a couple of times when I first started selling homes in '95.  At the very least it is a fairly stressful situation, and somewhat embarrassing.  You are, after all, supposed to be the professional.  Unfortunately you can not always force an issue with your sellers.  So...what to do?  I have had this happen to me in reverse a few times since then.  One agent said to me "well that's the way they left it, nothing I can do about it"  and left the house that way for me and my buyers.  I spent much of the next day with my buyers cleaning up their new home.  I'm sure this did not leave the good taste in their mouth they were expecting as first time home buyers.

Most agents are not like that individual, and I have found that most times good agents work together to resolve problems like this when they arise.

Have any of you had similar issues arise?  Or other issues that are equally frustrating, and how did you deal with them.  Please let me know, and give me the whole story...some of them are down right fascinating.

For the most part, I have not encountered these problems. However, I do have a cleaning lady on stand by should the situation warrant.
