Eligible Improvements for FHA 203(k) Financing - HUD Guidelines Luxury items and improvements are not eligible as a cost rehabilitation. However, the homeowner can use the 203(k) program to finance such items as painting, room additions, decks and other items even if the home does not need any other improvements. All health, safety and energy conservation items must be addressed prior to completing general home improvements.

The 203 (k) program is a great way to help the home buyer from paying out a lot of funds out of pocket for the initial repairs to move in.

We have a beautiful sunny day in Maryland. This is perfect weather for home buyers as they seek the bargains in the housing inventory. Many of the buyers are finding opportunities in the available lender owned foreclosures. Some of the REO properties are best financed by using the FHA 203(k) program which allows the cost of repairs and renovation to be included in the mortgage and all of the work can be completed before moving into the perfect home.

Hi Roy,
The 203 (k) is a great loan product and many buyers up here take advantage of it. Homes that would not qualify for a standard 203 with peeling paint or broken glass can now be eligible. Another great loan product I like is RD and encourage first time buyers to look into it when shopping for a loan. Nearly every town in NH qualifies. Sure hope you and Dolores have a terrific weekend!

Good Friday morning. Maryland home buyers will be out in force today and this weekend as they take advantage of the attractive prices and the very low mortgage interest rates. The Montgomery County Housing Opportunities Commission (HOC) is offering special FHA financing for first time home buyers.
John: Home buyers that find the perfect floor plan but a kitchen that needs updating can use the Streamlined FHA 203(k) financing that will cover repairs up to $35,000. Then, the kitchen or other areas can be updated before moving into the home. Those that want to consider this option should know that the lender will want to have a 15% reserve amount so the actual dollar amout budgeted for repairs or renovation should not exceed $30,000. Buyers should use the regular FHA 203(k) financing when renovation will exceed $30,000. The FHA 203(k) program is available nationwide.
