This can be a bit of a challenge in popular Florida locations where established communities only offer resale homes. Fortunately, construction has not ended in the Sunshine State and new active adult communities still offer a variety of new home options.

1. Heritage Isle — Viera, Florida

Set in the heart of Florida’s Space Coast, Heritage Isle is a 478-acre gated community which will eventually contain 1,200 homes and a variety of resort-style amenities. Potential homebuyers have plenty of options as Heritage Isle contains condos, duplex homes, villas and single-family homes, which range in size from 1,194 to 3,188 square feet.

2. Trilogy Orlando — Groveland, Florida

Upon completion, Trilogy Orlando by Shea Homes plans to have 999 single-family homes and one of the largest clubhouses in the greater Orlando area. The Master Club, which is expected to open in 2012, will boast 38,000 square feet of resort-style amenities, including indoor and outdoor swimming pools, a state-of-the-art fitness center, hobby and game rooms, and outdoor sports courts.

3. Valencia Reserve — Boynton Beach, Florida

As the seventh, and newest, of the Valencia communities, Valencia Reserve is sure to be popular with active adult retirees. The developer, GL Homes, offers a variety of customizable single-family floor plans to let homebuyers create their perfect home. Plus, the brand new 41,000 square foot clubhouse is sure to be a hit with all the new residents.

4. VeronaWalk — Naples, Florida

Built by DiVosta, VeronaWalk has been designed to fit 1,964 single-family and attached homes. At the heart of the community, the Town Center will house all the amenities typically found in active adult clubhouses. VeronaWalk’s Town Center will also contain services such as an on-site restaurant, bank, post office, gas station, boutique, beauty salon and travel agency.

5. Riverwood by Del Webb at Nocatee — Ponte Vedra, Florida

Beautiful Riverwood by Del Webb at Nocatee is an age-restricted neighborhood within the larger master-planned Nocatee community. This spacious community will eventually contain 1,988 residences including condos, carriage homes and single-family homes. Due to open in the summer of 2011, The Anastasia Club is a 37,800 square foot community clubhouse with 15-acres of outdoor amenities.

6. Venetian Falls — Venice, Florida

With a prime location in the city of Venice, Venetian Falls is a luxury community which welcomes active adults aged 55 or better. Upon completion, this comfortably-sized community will contain an amenity-rich clubhouse and 700 residences. Homebuyers can choose from single-family homes, paired villas (two attached homes) or garden villas (four attached homes).

7. Seasons at Tradition — Port St. Lucie, Florida

Located in Port St. Lucie, Seasons at Tradition is an age-restricted neighborhood within the larger Tradition community. Current residents can make use of amenities at the temporary clubhouse, and the developer has plans for two spacious amenity centers. New homebuyers can choose from 19 different single-family floor plans ranging in size from 1,498 to 2,907 square feet.
