Kauai 2011 July Market Statistics

We managed to surpass the number of Jul 2010 sales but just by a hair – so the speak, with 59 sales for Jul 11 compared to 58 in Jul 10. Residential sales were way up with 35 this past month compared to 25 Jul 10. Land fell dramatically with only 2 sales compared to 14 last July. Condos stayed pretty steady, with 18 sales in Jul 10 and 22 in Jul 11.

Year to date we are also slightly ahead with 440 sales compared to 405 this time last year to date. This is an improvement over 09 and 08 which had only 262 sales as of Jul 09 and 389 as of Jul 08. Year to date Jul 07 had 615 sales and year to date Jul 06 had an amazing 1070 sales.

Sales volume was down with $34M selling in Jul 10 compared to only $24M this past month. This is pretty consistent with sales of Jul 09 which were at $25M but far below Jul 08 which had $48M in volume. Jul 07 had the highest sales volume in the recent past with $70M while Jul 06 was at a mere $60M. Year to date we are slightly ahead with $216M in sales for Jul 10 compared to $227M year to date for Jul 11.

Median sales prices were mixed with residential for Jul 10 at $550K compared to $430K for Jul 11. Land fared better, going from $278,500 in Jul 10 to $370K for Jul 11. Condos were down the most, with $362,500 as the median price for Jul 10 compared to $207,450 for Jul 11.
