Slipping Away

When something has been said to slip away, the connotation is not positive. There are times I’ve heard. “I let opportunity slip away”. While that may be, opportunity is a perceived moment in time, not a solid object or predetermined destination. With buildings slipping is also in most instances undesirable and should be prevented.

Bulging garage wallFastening building components is as varied as the types of building themselves. Yet the good old nail, screw and bolt do the bulk of the work most of the time. Omitting one of these fasteners at a key location can cause a bit of slipping to occur, like say a wall from a foundation.

Inspecting a detached garage the other morning I noticed some slipping…to the rear wall. The interior was fairly cluttered making it difficult to see. I did initially notice bolts fastening the walls to the floor slab near the entry door. The rest of the walls as I said were fairly well covered with stuff. Looking at the exterior I saw a bulge in the center of the rear wall. Going back inside and doing a bit of wading, I found the corresponding spot. The wall framing was off the foundation floating. Kind of gives new meaning to the term air support.

Floating wallWhat appears to have occurred is the downspout at the corner was directed by an extension right against the slab near this part of the foundation. Over the time the water undermined the foundation thus causing settling. Since the wall wasn’t bolted to the foundation, it slipped away.

I went to visit a buyer client about a year after they moved into their new house.  I walked around the corner of the detached garage.....and discovered that the buyer's girlfriend had removed all the dirt adjacent to the garage slab, creating about a 2' wide trench around the back of the building.  She had exposed the slab down to below the bottom of the pour.  She thought she was helping direct runoff from the area behind the house.  I made 'em put it back and seek other solutions.

Hello James,

I don't run into this a lot here, but I did see this this on some inspections.

We don't get a lot of rain here but when it comes down, it really comes down.

It's amazing what some people will or will not do when it comes to proper drainage.

Hmmm. . . I too wonder if all inspectors think of a song when inspecting homes.  I have never seen that on one of my listings, but thanks fo rmaking me aware.

Another excellent reason not to build on a slopping lot.  This will be an expensive fix.

Judith, Wow! Amazing what people do and believe its a good solution.

Clint, I think the real problem was the inadequate bolting, the drainage just made the problem apparent.

Jeremy, I think the framing could be pulled back, shimmed and attached to the slab without too much trouble or expense. It is a detached garage and not part of the home. If the slab needs fixing, that could get expensive.

Jay, Yes we are on the same wave length. they have drainage, its just in the wrong place. Perhaps they wanted a submarine, not a garage.

Joy, Sometimes I hum a tune, does that count :)

James, good to know it's not as bad since it's a detached garage.  Glad for the customer.

And yes, Robert, I think that would have been a better meaning, "grass" instead of wheat.  LOL!
