Is Flat Fee MLS the Wave of the Future?

By
Real Estate Agent with CHARLES RUTENBERG REALTY

Typically when it is time for you to sell your home, you will seek the services of a Realtor in your area and pay a 6-7% commission or if you are savvy in the real estate market, you might want to try to sell as "For sale by Owner".

Now there is a new service available, which combines the two and saves you thousands of dollars in commission paid to a Listing Agent.    You have the opportunity to pay a flat fee and have your home listed on the MLS and Realtor.com.

Mid Florida Regional MLS is Florida's largest multiple listing service witgh approximiately 30,000 subscribers in over 18 counties.   When you list your home on this MLS, you are advertising to thousands of Agents that are working with many qualified Buyers ready to buy a home like yours!     Once listed on the MLS, your home will automatically be advertised on Realtor.com.   Realtor.com reaches 7 million potential buyers per month!

Diana-interesting topic, one good thing about being an independent contractor, it allows me the capability of making adjustment with my commission. I like to think of any type of real estate services that incorporate a flat fee to the realtor is fine, I think the public understands the difference between the two different realtors. Flat fees for a realtor has been around for a long and not very popular based on the service provided.

Interesting, indeed...this appears to be the way of the present/future in Canada, too.

Anyone have stats on days on market, percentage of listings that expire unsold, etc. for flat fee listings vs. traditional listings? Flat fee listings perform as well or better than a traditional listing with a broker / agent who are working hard to get it sold? I’m willing to be convinced but must admit I’m skeptical.

Agree with Jon that flat fees for a realtor has been around for a long and not very popular based on the service provided.

We are experimenting with it in The Outer Banks. There is a difference between limited representation and Flat fee or Pay as you go thriugh a menu. We see it getting stronger in New Jersey but throught we would try it with a new company in NC first.
