AR Helping Hands | www.MoonDancerRealty.comThanks to the AR community and one member in particular, we are one step closer to seeing the closing tableRay Waisler...again...you are the lender dude!  I'm blogging so much about him, I sort of feel like a stalker or a groupie!

Got an email from the lender on this FHA deal and they are waiving the road maintenance agreement condition based on advice given to us by Ray.  Hooray...or better yet...HooRay!

In just the five months that I've been actively raining, I have seen incredible acts of community kindness, generosity, support and advice. I will never forget the outpouring of comfort given to my family when my father passed away in early June.

Shortly after I started blogging, William Johnson from California sent me an email that he'd be happy to help me out with photo insertion.  We spent close to half an hour on the phone.  He turned me onto the Picnik website. Not only has the site helped with posting, but has been invaluable for photo editing for MLS and the other websites we market on. I am forever appreciative of his generosity.

For most of us, this whole blogging business and writing in a format that the entire world can reaSociety 1 | www.MoonDancerRealty.comd is a terrifying prospect.  But it's made easier by so many members quickly sharing hints about easy and attractive designs.  Not only that, but setting aside the "Thanks, interesting post" comments - most people are so thoughtful and though provoking in their responses. Not only are there many intriguing dialogs going on at any given time, the caliber of the responses spur us on to hone our writing skills.  The serendipity of that is...better writing skills translates to better conversation skills which of course translates to better business skills.

Society 2 | www.MoonDancerRealty.comI wish I dared list and hyperlink everyone that has helped and inspired me, but I'm scared to death someone would get left out and have their feelings hurt - trust me though, there are dozens of members I am indebted to.

I'm wondering, do you share my opinion that an unexpected benefit of our ActiveRain involvement is an increased level of confidence gained through all of this additional knowledge and mad skills so willingly shared by each other?

Anyway, it feels great to have gained new FHA knowledge from Ray and feeling like we really are seeing that closing table!

Yes, yes, yes Mona! I do and so agree. I put off my first blog for over a year! I felt so intimidated by the "in-club" and how appealing their posts looked and how interesting they were to read, I was not sure if I could reach that level. I am so glad that I finally dived in & I learned quickly that no matter my expertise I still have something to say that resonates with people. Some blogs will be better than others, some more fluff and other's more thought-provoking but its all good! I had a few people as well who were very quick to reach out to me and give me pointers on how to improve the appearance or where to look for great information. It's not only been a huge help but also the driving force to keep going.

You two have a wonderful blog.  And, I have been honored that you comment on my posts from time to time.

The Rainers around here are great with sharing information not just for here on the Rain, but on websites, too.  (I don't have one, but if I did, there is great info here).

Hi Mona... I definitely agree. As a soon-to-be agent, I have found that participating on AR, and other real estate related forums, my mind is definitely shifting into high gear. Mentally, I already feel as though I'm active in the biz. There have been so many articles which have led me down "bunny trails" - all of which I've bookmarked for future reference.

Mona, I'm very happy to hear you were able to get that condition waived. Hopefully the rest will go smoothly, but please don't hesitate to contact me with any other issues or questions that may pop up.

Mona:  I'm totally jealous of Ray!  He's got a raving fan in you and on AR.  You can't get any better than that.  It's the best marketing you can receive or do.

Hi Andrea, I think the great underlying benefit to AR participation is the confidence gained in knowledge, tech skills etc.  Many of the writers have a lot of things to share that we all can benefit from.

Hello Ron, I'm not sure what the true definition of a website is, but I'm thinking that if you include a link to your blog on all of your marketing tools and keep relevant info on it...I can't help but believe you kinda sorta do have a website ;-]

Hello Anthony, Our minds need to be in high gear with this industry.  Much better to be ahead of the curve and anticipate changes, AR members keep each other informed.  You'll soon find you need a "bunny trail" library - those bookmarks are addicting.

Hi Ray, here's hoping.  One more hurdle of getting a statement from a government entity (groan) and we should be sailing smoothly.  Thanks again for your help and I look forward to working with you.

Hi Gene, before I responded to your comment and while I let the blush fade from my face...I read several of your blogs. AND subscribed.  When I'm done here, I'll read your profile and if you too are licensed in all states, consider yourself on the list!
