Montrose Colorado .. Real Estate Market Report July 31st - Aug 7th 2011

Here is the last 7 days of Real Estate Activity in the Montrose Area.

This information comes from the Realtors Information Network for the Montrose Area. There were 12 properties that Sold in the last week and another 12 that went under contract. The prices you see for the under contract list are the list prices and do not reflect the price at which the property may be under contract for.

This week I am also providing you with some other numbers that you may find interesting.

From Jan 1st 2011 to July 31st 2011 the first 7 months of this year there have been 213 homes sell in the Montrose Area, of those 74 were foreclosed homes which represents 35% of all home sales are foreclosures. How does this compare to 2010 for the same time period?  For the same period in 2010 there were 219 home sales with 42 of those being foreclosures which represented 19% of sales.

As you can see this is a big increase over a year ago. The interesting fact is that the number of foreclosed homes actively for sale at any one time is around 50 that is the same as it was a year ago. With 560 homes for sale, this is less than 10 % of all homes for sale being foreclosures.

The last few months has seen the number of filings for foreclosure slow down in the Montrose Area.  So far in 2011 there have been 171 properties that have had foreclosure notice filed, in comparision for all of 2010 the total was 384.
