This Glenmore real estate market report will examine the sales of single family detached homes in the Charlottesville golf community of Glenmore.

July 2010 average list price $690,666.
July 2011 average list price $756,000.

July 2010 average sale price $661,666.
July 2011 average sale price $737,166.

July 2010 median sold price $680,000.
July 2011 median sold price $668,000.

July 2010 %sold/list 95.80%.
July 2011 %sold/list 97.50%.

July 2010 average continuous days on market 98.
July 2011 average continuous days on market 161.

1/1/2010 - 7/31/2010, 17 Glenmore homes sold.
1/1/2011 - 7/31/2011, 15 Glenmore homes sold.

Today, 8/6/2011, there are 40 Glenmore homes for sale.  These homes range in list price from $439,000 to $2,200,000. 

As you can see from the graphs, we have been having a bit of an up and down year, like the rest of the local real estate market.  Inventory is up and sales need to increase before we will see a significant decrease in inventory and a return to a balanced market.  The Glenmore golf community has quality homes in a variety of sizes and price ranges, so it is hard to tell what home values are doing from these figures.  What we can see is the price range that buyers in the current market are comfortable purchasing in.  There are Glenmore homes for sale at the current time that are great deals and with the recent drop in interest rates it is the perfect time to buy a Glenmore home.
