Features To Look For When Purchasing Your New Jersey Equestrian Property

Use these NJ Estates and Stables property tips to save you time, money and unnecessary stress down the road.  Understanding that everyone’s equine needs vary, this list will give you features to consider when purchasing your New Jersey equestrian property.

 

Access

 Getting in and out of your new home should be easy whether you’re in your car or pulling a horse trailer.  How user-friendly is the driveway of the new home you’re looking at?  What type of materials is the driveway(s) made of?  How will you remove snow in the winter? Is there adequate room to turn with a trailer and receive hay or bedding deliveries?

Parking

Is there a circular drive or a large enough parking lot to make parking a breeze?  Will you need to accommodate trailers? Is there room for them to get in/out and unload horse safely?  If you will be boarding or giving lessons is there room for additional cars to park?

The Barn

Does the property you’ve found currently have a usable barn? Will you need to build a new barn or can you use an existing structure? How many stalls do you need?  What size stall will suit your current and future horses best? Consider the layout of the barn when viewing various New Jersey horse properties for sale.  Picture yourself in your daily feeding/care routine right there in the barn.  Is there a water source nearby, does it offer both hot and cold so that you are not dragging hoses from another location?  Are the feed and tack room conveniently located and safe from possible water damage?  Is there a safe place to store pitchforks/wheel barrows so that a loose horse cannot get into them, yet  are nearby when needed?

Estate But No Stable

 You’ve found your dream home, however there are no horse facilities… don’t fret. 

As long as the property is zoned for horses you can build a new barn and pastures to your specifications.  If the property is not zoned for horses, NJ Estates and Stables will work with you to find the nearest equestrian facility to suit the needs of you and your horses.

Let There Be Light

Evening hours and shorter winter days will find you inside the barn carrying out your daily tasks.  Good lighting is not only important for safety; it will also make tasks go faster.  The need to tend to a sick or pregnant horse in the middle of the night make it imperative to have proper stall, aisle and work room lighting.  Does your new barn offer this or will you need to make further investments?

Organization

 Taking full advantage of conveniently placed cross ties, halter hooks, blanket bars, and shelving for grooming supplies will keep you from having to search for “missing” items.   What type of organization does the barn currently offer and what will need to be added?

Pasture

Where are the gates to each turnout located? Will your horses have free access to their stall and pasture or will daily turnouts be needed?  What type of refuge is available in each turn out, are there adequate run in sheds?  Are there any ponds or streams that your horses will have access to?

Fencing

Wood, Vinyl, Electric or a combination?  What type of fencing are your horses used to and what type of horses may you have in the future.  Fencing is not only about keeping your horses in, but also keeping unwelcome visitors and critters out.  All fencing requires different types of maintenance; this is something to keep in mind when viewing possible properties to purchase.

Plumbing

 Where is the closest rest room?  If you will be providing lessons or boarding, you will not want people coming into your main home to use the restroom.  Can you get to the restroom while keeping on dirty boots and not worry about tracking dirt through the house?  Does your new barn provide a wash station with both hot and cold running water?

Arenas, Rings & Trails

Does the property offer indoor and/or outdoor ridings areas?  Indoor arenas can be an excellent option here in New Jersey to insure you get the most out of your equestrian lifestyle through the rain and colder winter months.  How easily can you access trail systems, will you need to trailer your horses or get permission from neighbors?  Did you know there are many beautiful homes in New Jersey that back directly up to trail systems and beautiful preserved land?  There are and they are waiting for you to discover!

Hi Eddie,  The market is good for these properties..especially people downsizing to a smaller barn and more manageable acreage.  It is definitely a niche market but I am passion about horses and Real Estate so I couldn't be happier then selling these homes.  If any of your "City Dwellers" is looking to move to the "country" send them my way..and I'll do the same for you :)
