Dear Mr. & Mrs. Homeowner………..Guess what? Your house is over-priced!

 

It’s that time of year again, the push for buyer’s to make an offer and close on a new home (by the time school starts in NY) has come & gone! It’s time for some reality to set in.

 

To the homeowners that have been holding on to their current listing prices like the proceeds have already been written into their checkbooks as a guaranteed, future deposit.  It’s time for some tough love. The market has spoken. The bad news is that your home is not worth what you had hoped for. The good news is that if you act now you may be able to avoid losing more money. Historically, the market tends to slow down once school starts ( for atleast for a week or 2). Then we begin the Pre-Thanksgiving push.

 

Now is the time to price your property to move! The amount of buyers tends to drop off significantly from Thanksgiving to New Year’s Day & so do prices.

I know of such a listing right now, not mine, but another agent in our office. Fortunately, the owner has been lowering the price and it's now in selling range and there have been two families looking at it more than once.

Some work out and some don't. But, they are not fun.

Seeing a lot of posts tonight on overpricing etc.  Tough Love is the best approach to get the message across.
